  • Preferred Equity Investment Criteria

    Based on your risk and return profile, you'll be able to review opportunities to invest alongside seasoned real estate owners and managers in cash flowing, stabilized properties or more opportunistically in transitional properties, ground-up development and/or in rescue financing situations.
  • Lower Yielding Preferred Equity Investment Criteria

    As an alternative to investing in third party funds, NetLeaseX's investors can make direct preferred equity investments in institutional-grade, cash flowing, stabilized properties managed and owned by seasoned sponsors in order to increase returns and/or control.
  • NetLeaseX's investors often have more flexibility than third party fund managers who need to make minimum distributions to their investors.  In order to win a deal, please indicate below if you would consider reducing the pay rate on your preferred return until the sponsor is able to increase a property's net operating income to a pre-determined amount.

    As discussed throughout our white paper, you'll have the opportunity to invest in Class A preferred which will be senior in priority to the sponsor's first loss, Class B preferred.     As discussed on pages 36 to 39 of our white paper, you'll have the opportunity to make a real estate-secured loan with the option to convert all or part of your loan amount into preferred equity in your sole discretion.
  • In order to help Sponsors reduce carrying costs during the predevelopment phase, NetLeaseX Investors can reduce the “pay rate” on their convertible loans to 3% to 4% per annum, with the unpaid interest accruing and payable to NetLeaseX Investors when the Sponsors pay back the convertible loan.

  • By having an effective call option to convert all or a portion of your loan amount into project equity, we recommend that the loan to cost should be higher than a typical bridge loan with no equity participation, perhaps 85 to 90% LTC.
