Inoperable / Covered Vehicles: Guidelines Section 3.14: No vehicles of any type shall be parked or stored on any part of a lot other than in the garage or driveway of lot. No vehicles shall be parked on the side walk or grass. No vehicle of any type which is abandoned or inoperative shall be stored or kept on any part of the common area or on any lot. All Vehicles shall be operable and properly licensed and registered. No owner shall repair or restore any vehicle up lot or common area, except for emergent repairs.
Lawn Maintenance: Guideline Article 6 (6.02.): All repair, maintenance and replacement shall be the responsibility of the owner. It shall be the responsibility of each Owner to water the grass, plants, trees and landscaping on or immediately adjacent to its lot. No weeds, vegetation, rubbish, debris, garbage, waste material shall be placed or permitted to accumulate on any lot.
Exterior Maintenance: Guideline Article 11: Restoration and repair of damage to any lot shall be made at the expense of the Owner.
Unapproved Exterior Change- Guideline Article 13: No building, swimming pool, spa, flag pole, mailbox, basketball goal or other sports equipment, play equipment, fence, wall, gazebo, any other structure commenced on the lot. Not alterations to any deck, fence, wall, driveway or patio. Changing exterior color or finishes must have approval.
Garbage Can Containment- Architectural Guideline Section 3.08- Trash and Recyclable materials must be stored in containers. Containers may be placed by the curb after 5pm before collection day. Garbage cans must be stored in a way that it cannot be seen from the street. They must be stores inside the garage, against the back side of the house or on the garage side of the house behind a garbage can privacy screening that has been approved by the ACC.
Basketball Goals-Guideline Section 3.18-Basketball goals fall into three categories: 1) portable, 2) permanent pole-mounted, and 3) permanently mounted to the house. As with all other exterior changes, homeowners are required to submit an Architectural Request Form Application for permanent basketball goals and, if approved, are required to perform periodic maintenance as necessary to keep it in good condition. Slope and length of the driveway will be considered when reviewing a basketball goal installation. Basketball goals of any kind shall not be within 10 feet of the street.Portable Goals: Portable basketball goals do not require ACC approval. The following requirements do apply to all portable goals:Portable goals are not to be placed on or near the street, whereas the street is intended as the playing surface. -Portable goals are to be placed at the rear third of the driveway, closest to the garage.-Portable goals must remain in good repair and upright at all times. Portable goals should be sufficiently secured when in use to prevent injury or property damage. The base of the goal should be properly constructed (and filled with the appropriate product) in order to keep the goal upright and secure without placing miscellaneous objects on top to weight it down.Portable goals should be positioned to avoid impact to adjoining property, streets, and personal safety.
Parking and Storage of Prohibited Vehicles: Guideline Section 3.14- All motorized vehicles, golf carts, recreational vehicles, motorcycles, tractors, lawnmowers, cargo trailers, campers, boats and other water craft may only be stored/ parked within a garage. " Commercial Vehicles" vehicle bearing any commercial or business markings must be parked in garages not on lots or streets. On street parking on Public Roads is limited to Guest to the Community only. Current Registrations and tags must be visible or automobiles may be towed at the automobiles owner's expense. Owner's, Residents and Tenants of the Community may be subjected to fees if found to be in violation of on street parking policy.
Exterior Lighting- Architectural Guideline Section 3.11-Exterior lighting must be compatible with the architectural character of the neighborhood. Generally, low voltage accent lighting confined to planting beds or along walkways and on decks is acceptable. Other lighting devices, i.e., floodlights, high voltage spotlights, lampposts will be reviewed on an individual basis and require written approval from the ACC prior to installation.“Temporary event lighting” related to a holiday, religious observation, celebration, or seasonal event generally does not require approval from the ACC; however, such temporary lighting and any associated wiring must be removed within a reasonable period after such event. As a general rule, temporary event lights should not be displayed earlier than 30 days prior to an event and must be taken down within 15 days following the event. For example, “Christmas lights” should not installed on any lot earlier than November 25th and should be removed no later than January 9th.
Seasonal Decorations/ Yard Decorations- Guidelines; Section 3.24- Temporary “Seasonal Decorations” related to a holiday, religious observation, national/state observation, cultural observation, celebration, or seasonal event generally does not require approval from the ACC, but must meet the criteria listed above; however, such temporary decorations shall not be displayed earlier than 30 days prior to an event and must be taken down within 15 days following the event. For example, “Christmas decorations” should not installed on any Lot earlier than November 25th and should be removed no later than January 9th. No unsightly objects or nuisances shall be erected, placed, or permitted to remain on any Lot. The Association reserves the right to request removal and/or submission of an Application.
