REQUEST TO SEARCH STRATA RECORDS (S182)
You can arrange an inspection of the records and accounts of an Owners Corporation by a suitably qualified strata searcher. This is called a Strata Search and is covered under Section 182 of the NSW Strata Schemes Management Act 2015. The fees (excluding GST) are prescribed by the Strata Schemes Management Regulation 2016, Schedule 4. Please note that the prices below include GST. Payment is to be made upfront. Should you fail to attend your booking, we reserve the right to retain the fee if a second appointment is to be arranged as the time slot is reserved.

Searches are conducted between 10.00 am and 5:00pm on weekdays. Should you fail to attend your booking without adequate notice to the Wellman Strata team, we reserve the right to cancel this booking and retain the fee if a second appointment is to be arranged.

Wellman Strata keeps approximately 2-3 years of records on site. Should you require archived records, they may take up to 48 hours to be delivered to our office.

Certificates issued under s184 can only be provided to owners, mortgagees, covenants in charge of the particular lot or a person authorised by the owner, mortgagee or covenant charge. If you are not the lot owner, please upload your letter of authority.

FEES & CHARGES

Strata Search fees are prescribed by the Strata Schemes Management Regulation 2016, Schedule 1. An initial fee of $60 (including GST) is required upfront, with an additional $30 for each half-hour or part of half-hour after the first hour of inspection, payable at the end of the search. Should you fail to attend your booking, we reserve the right to retain the fee if a second appointment is to be arranged as the time slot is reserved.
