• Per house size or PHS means that the minimum quantity supplied must be the same as what the house is advertised as accommodating, i.e. if the house is advertised as accommodating 6 people, there must be a minimum of 6 dining chairs

    Per house size plus extras or PHS+ means that the minimum quantity supplied must exceed what house is advertised as accommodating, i.e. if the house is advertised as accommodating 8 people, there should be approx. 12 dinner plates. This allows for some breakages during the peak season.

    All items must be of a size/quantity appropriate for the number the house is advertised as accommodating, e.g. casserole dishes, salad bowl, saucepans, frying pan, etc.

  • Hot Water Service
    Hot water service must be of a size sufficient to serve the number of people the house is advertised as accommodating - a minimum capacity of 250 litres. If night rate, must have a booster.

    Heating
    Combustion heaters and open fires - supply of sufficient, cut-to-size wood to last winter

    Combustion heaters and open fires - must have fire guards

    Gas
    Household gas bottles should be placed in sight of the driveway if possible

    Cleaners Cupboard
    Locked cupboard for cleaner's use - suggestion only

    We will stock this with consumables for each clean, this is a good place to store the excess crockery, cutlery and glasses, so the cleaner can replace them as needed

    Personal Items
    No pornographic material is to be left in the house (no matter how 'soft')

    Pets
    The market of travellers with dogs is huge, and very worthwhile targeting. If you wish to allow pets in your house can we suggest: no carpets (timber floors or tiles), and 'doggy sheets' to cover furniture, or restricting them to wet areas (laundry) and having a fully fenced yard.

    If you're starting from scratch, please consider the following:
  • Crockery, etc
    Use plain white crockery and plain glassware, for easy replacement. We can help source this for you.

    Spas
    Spas are a very attractive extra for the holiday house market. Spas do, however, add to cleaning time, as a special cleaning agent has to be run through the jets.

    Wood Fires
    Also popular for the holiday house market, however, we recommend combustion heaters as being a safer option. Wood fires also add to cleaning time as they must be cleaned out and reset.

    If you have a wood fire, please ensure there is always a supply of firewood.

    Flooring
    Tiles or timber floors are much easier to maintain than carpets. Also, if you plan to allow pets, carpets are not really suitable.

    Beds
    Queen-size beds are preferable to double beds. Please, NO white doona covers - as they get mixed up with our laundry.

    Doonas should be of a type that can be laundered rather than dry-cleaned.

    Window furnishings
    Blinds rather than curtains are good, and Venetian blinds look terrific but take up more cleaning time.

    Wear and tear - this is very important
    Please be aware that in the normal course of renting your holiday home, there will be wear and tear, and some broken items. To cover this, we ask you to supply some additional crockery, glasses, etc. But we also strongly recommend that you set aside some of your rental income to cover needs to replenish or repair as needed. While wilful damage is dealt with separately, through our Terms and Conditions with guests, you must expect small items of damage and breakage as part of your house being in business.
