    Guest House Miami
  • This vacation rental agreement is made by and between Guest House Miami LLC ("Property Manager") and     *   *   as of as of     Pick a Date*   . Property manager/Owner and Guest may be referred to individually as “Party” and collectively as “Parties.” For good and valuable consideration, the sufficiency of which is acknowledged, the Parties agree as follows:

  • Rental Period & Check-in / Check-out
    The term of this lease will be from (   Pick a Date   ) - (   Pick a Date   )

    The check-in time is beginning at 4:00 PM on the Arrival Date and the Property must be vacated by 11:00 AM on the Departure Date, unless otherwise agreed by Owner. If Guest or any member of the Rental party remains on the property beyond the Departure Date, Guest will be will be responsible to pay the rental rate for additional day(s). Guest will be considered trespassing if an extension of this reservation has not been approved by owner.

  • Rental Party
    The maximum persons allowed to stay on the property is limited to, unless owner gives prior written consent otherwise. Additional guests exceeding the specified limit will incur charges determined at the owners discretion.

    Prior notification and permission are required for any additional guests or visitors not included in the reservation. A visitor is an occupant of the property who is not staying overnight.

    The guest assumes full responsibility for all individuals present on the property throughout the duration of the reservation.

  • GUEST LIST

    To ensure safety and adherence to our protocol, please ensure your reservation accurately reflects the names and number of guests. Tenants must provide the first and last name of each guest that is over 18 that is entering the home. If any person in the Rental Party fails to follow any of the Rules, the Rental Party may be asked to vacate the Property and Guest will forfeit all rent and deposit paid.

    PETS
    All animals must be registered and approved by the owners before arrival. A security deposit is required and will be refunded once confirmed there are no damages. Please keep pets off furniture and pick up all waste. The guest is responsible for any damage including excessive shedding. 


    PARKING
    Please ensure that all vehicles are parked in the driveway to avoid blocking the sidewalk. Parking is limited to 2 spaces. Please park only in designated parking areas. Any illegally parked cars may be subject to towing and/or fines.


    PLUMBING
    DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. 


    KEEP DOORS AND WINDOWS CLOSED
    For energy efficiency and comfort, please keep doors and windows closed at all times. The air conditioning system is optimized for indoor use, and keeping doors and windows closed also helps prevent unwanted pests.


    CLEANING
    Daily housekeeping services are not included in the rental rate unless otherwise discussed. Throughout the rental period, Guests will be responsible for keeping the Property clean and in good condition. The Property should be left in the same condition as it was found by Guest on the Arrival Date. Guest promises to leave the Property in good repair. 


    TRASH
    We kindly ask that you refrain from littering on the property. Dispose of trash appropriately in designated receptacles.


    NO SMOKING
    Smoking inside the home is strictly prohibited, and violation of this rule will result in immediate eviction of tenants, with the full contract amount retained by the owners. We uphold a zero-tolerance policy for smoking indoors. Please use the designated outdoor area and dispose of cigarette butts responsibly.

    DAMAGES
    In case of any damages or issues with the property, they must be promptly reported and addressed to property management team, Guest House Miami. Wyatt Wudyka (Property Manager) reserves the right to enter the property at any time, day or night, (with prior notice) to ensure cleanliness and safety standards are maintained.

     

    LINENS
    Please be mindful of bed sheets and towels. In the event of any damage, please notify us promptly, so we can address it. For items that may stain, such as makeup, foundation, face medications, creams, and tanning products, try to use the darker towels if available.

     

    POOL & JACUZZI
    If there is a pool during your stay you can enjoy it between the hours of 8 am and 8 pm. Jacuzzis can be used at any time. To ensure safety and cleanliness, please refrain from bringing any glass items near the pool area. There is no fence for the pool/jacuzzi or lifeguard on duty. Children must be accompanied by an adult.

     

    PACKAGES
    We frequently replenish our supplies. If you receive packages, kindly place them inside and out of the way.

     

    SECURITY CAMERAS
    For your safety, outdoor security cameras are in place. These cameras only record for a short duration upon motion activation and are reviewed by our security team only if necessary.

     

    MAINTENANCE
    Scheduled maintenance may occur during your stay, with our utmost effort to minimize any disruption. We will advise you in advance if necessary.

     

    QUIET HOURS
    Quiet hours are from 10:00 PM to 8:00 AM

     

    NO PARTIES OR EVENTS
    No parties, "public" gatherings, large events or commercial promotions unless otherwise discussed.

     

    CHECK-IN & CHECK-OUT
    Check-in and Check-out times must be strictly followed. 

     

  • ACCESS TO PROPERTY

    Guest House Miami and the Owner have the absolute right to enter the Property at any time for the protection, preservation, maintenance, or safety of the Property or the Guest, or for emergency repairs. Guest House Miami / Owner shall also have the right to terminate the stay and to immediately discontinue any hospitality services and utilities to the Property in the event of a violation by the Guest or the Occupants of any material prohibitions or covenants.

    SECURITY CAMERAS

    Video security cameras are located throughout the outside of the property to monitor and survey the property for safety, security, and to aid law enforcement. All recordings shall be done with recognition of the responsible expectation of privacy among guests staying on the property.

     

    LIABILITY OF GUEST

    The Guest assumes all liability for any loss, damage, or injury of any nature to the Guest or the Occupants resulting or arising from or connected with the occupancy and use of the premises and the Property. The Guest will be liable for the repair or replacement costs, plus the work to effectuate the same, whether caused by the will or accident, by the Guest, the Occupants, the staff, or any suppliers during the stay. The Guest shall also be responsible for weather-related damage during the reservation period if they were partially responsible.

    LIABILITY OF GUEST HOUSE MIAMI / OWNER

    The Guest shall hold Guest House Miami and the Owner of the Property harmless as to any and all responsibility or liabilities for any claims, losses, damages, expenses arising from (a) personal injury, accidents, or death, or (b) loss, damage, or delay of baggage or other property, or (c) delays, inconveniences, loss of enjoyment, upset, disappointment, distress, or frustration, whether physical or mental while on the premises of the Property or during the term of the reservation period, (d) anything related to a virus, and/or pandemic, and/or general sickness, and/or anything related to any type of COVID virus. Owner and Guest House Miami shall not be held liable for any loss by reason of damage, theft, or otherwise to the contents, belongings, and personal effects of the Guest or the Occupants. Written notice of any claims asserted against Guest House Miami or Owner must be received by Guest House Miami or the Owner within two weeks (14 days) after the conclusion of the actual reservation period. The Owner/Guest House Miami reserves the right to decline any request for bookings at any time and may, within their sole discretion, terminate any stay as a result of unreasonable behavior by the Guest or the Occupants.
