Knowing exactly what is involved in the on-site assessment reduces the likelihood of the unexpected and, therefore, the need to include unforeseen elements in the quote.

Part of a building means a floor or floors within a building or an office or offices within managed office space. It may include shared circulation areas, reception and WCs. It will usually have a shared entrance and shared utility supplies. (shared utility supplies may be separately sub-metered)
The gross internal floor area (GIA) is the area of useful space within the external walls of the building. If you don't know the exact value, a reasonable estimate based on external measurements will suffice.

A tolerance of no more than 10% should be allowed if the number provided is an estimate. If there are 10 or fewer rooms number provided is expected to be accurate.
