    Registered accountant of your average income over the last 2 years and ask them to comment on your financial ability to meet rental payments for the full rental amount on a monthly basis.

    If you do not have an accountant, we require copies of self-assessment tax returns for the last 2 years.

    Retired

    Copy of your most recent annual pension statement and copies of your last 6 months bank statements.

    • Important Information 

      As a Guarantor, you are committing to guarantee an occupation contract, not an individual applicant. Joint contract-holders are jointly and severally liable for all the obligations under an Occupation Contract. By acting as guarantor, you could be responsible for the full rent, in addition to any other breach of the contract by the contract-holders(s).

      The reference should confirm the following -

      • Your position within the company
      • Nature of your contract (full-time, part-time, zero hours)
      • Confirmation of basic annual salary
      • Confirmation of any annual commission/bonus
      • Confirmation of whether you are under any notice period to terminate employment

      YOUR CONSENT

      I hereby confirm, that following reasonable enquiries, the information i have given in this application form is true and accurate to the best of my knowledge and not misleading. I confirm that I have been given the opportunity to read the relevant  Privacy Notice. I understand that the information provided may be used by credit card companies, credit reference companies, existing/previous landlords/letting agents/employers/accountants etc. The information can also be used during any tenancy for the management of the property, including but not limited to, being given to contractors and being used to collect money owed.

      I understand and agree that the letting agent will use the information provided to carry out the required referencing and to make decisions about my application. This can also mean that if any information is found to be untrue, the application can be declined and i may lose all or part of the holding deposit. I understand that all application details, information given by credit reference companies and ongoing tenancy information will be shared between the letting agent and landlord in accordance with the relevant privacy policy. I understand that the referees listed within my application form may be contacted by the landlord, agent or a referencing company. 

      As part of the legal process of letting a property in Wales, we may be required to provide you with certain information prescribed by law. I understand and consent to receive electronic communications from Jeffrey Ross Limited and ACJ Property Limited - which may include, but is not limited to; invoices, occupation contracts, notices, renewals and reports.

      THIRD PARTY REFEREES
      As part of the referencing procedure, we will apply to your referees for confirmation of details supplied on your application. By signing this document, you give your consent for this information to be sent to us and for the outcome of these references to be shared with my perspective landlord.


      TO MY EMPLOYER/ACCOUNTANT:
      I hereby authorise you to respond to any enquiry received from JeffreyRoss / ACJ Lettings and to provide to them confirmation of my salary/income and any other particulars of information they request in connection to this application.


      TO MY CURRENT LANDLORD/LETTING AGENT:
      I hereby authorise you to respond to any enquiry received from JeffreyRoss / ACJ Lettings and to provide to them details of how I have conducted my tenancy, including my payment history and condition of the property. I further confirm that I will be responsible for any reasonable charges raised by you in connection to the provision of this reference.
