5. Owner acknowledges that he/she is ultimately responsible for the upkeep and repair of the property and should Renter fail to comply with the Rules and Expectations of Pendleton Subdivision, Owner shall enter upon the property and correct any such infraction.

6. Both parties agree that should the infraction not be corrected within ten (10) days after written notice (including email) from the Pendleton Homeowners Board to the Owner, Board of Directors is authorized and directed to enter upon the property and correct such infraction, with all costs of the same plus 20% being charged to the property owner.
