If everyone on the lease is leaving, then you need to submit an Expiration of Lease Form or Early Termination of Lease form.
Tenant(s) and Landlord agree to the following:
- Remove Tenant Fee: Eclipse Property Management charges a fee of $175 to process a remove tenant form and the fee will be added to the Tenant Ledger and must be paid within 30 days. (This fee is waived if the tenant is being removed at the end of a lease term)
- Utilities: All utilities Tenant is responsible for must remain on and in remaining Tenants’ names.
- Security Deposit:
  - Eclipse Property Management will return the portion of the security paid by the removed tenant.
  - Eclipse Property Management will not hold Removed Tenant responsible for damages to the unit.
  - Eclipse Property Management will hold Remaining Tenants responsible for any damage to the unit, even if caused by the Removed Tenant.
- Monthly Rent: Remaining Tenants must pay the full amount of rent on the 1st of each month.
- Property inspection: Eclipse Property Management will not perform a property inspection when a tenant is being removed
