Now, therefore, the parties agree to the following Terms and Conditions:
Owner shall provide to Renter all keys, access control codes, and other items necessary to give Renter such access no later than set up start time.
Renter desires to temporarily rent, occupy, and make use of the Owner’s venue, located at 2179 Lawrenceville Hwy Ste K Decatur, Ga 30033 and known as Mirrors Creative Studio, and Whereas, the Owner agrees to such rental, occupation, and use in consideration of certain payments and covenants herein enumerated.
BALANCE: The balance of the rental fee due, less the non-refundable deposit described, shall be payable to the Owner one week before event.
END OF RENTAL PERIOD: Renter shall tender to Owner the rental fee balance due, and all keys and other access control devices in his/her possession.
REMOVAL OF BELONGINGS: Renter shall remove all personal property, trash, and other items that were not present in the venue when Renter took control of it. In any event that trash is left behind you will be charged a fee, which will be deducted from you incidental fee.
SITE DECORATIONS: Mirrors Creative Studio wants to make every event here a special and welcome experience. Therefore every effort will be made to allow renter to prepare decorations reflecting their creative requirements. We ask that you refrain from using any smoke bombs or power inside. Permanent substances are not allowed. No nails, screws, tape, pins, staples or penetrating items should be used on our walls. Any command strips or gummed backing materials must be properly removed and in an extreme case of any wall damage, you will be charged. Also no glitter or confetti, doesnt matter the size.
FOOD/CATERING: Outside catering is allowed. Absolutely no cooking allowed in or outside the building. Please make sure food burners do not damage any of the property. Foods that stain need to be cleaned up immediately. Any damage to property will result in incidental fee not being returned.
SMOKING: Mirrors Creative Studio is a smoke-free facility. This is a drug free and non-smoking facility at all times, NO EXCEPTIONS. The building is not equipped with fire sprinklers or fire walls and the Studio is located in a potentially flammable historic building. There is no open flame or frying allowed on site or any cooking that will create a large amount of smoke as our facility is not ventilated. No smoking in any restroom. Also no hookah allowed. If smoking materials are discarded in planters, sidewalks or grounds, an extra cleanup charge will be imposed. Any guests violating the smoking restrictions will be asked to leave the premises by the event staff. Incidental fee will not be returned.
ALCOHOL CONSUMPTION: Renter agrees to comply with all applicable city, county, State, and Federal laws and shall conduct no illegal act on the premises. Client shall not sell alcohol on premises at any time. Client may not serve alcohol to minors on the premises at any time. Client agrees, for everyone’s safety, to ensure alcoholic beverages are consumed in a responsible manner. If you have a bartender, they will need to have a alcohol pouring permit. Mirrors Creative Studio reserves the right, in its exclusive discretion, to expel anyone who in its judgment is intoxicated or under the influence of alcohol or drugs, or who shall in any manner do or participate in any act jeopardizing the rights, use permit, or insurability of Mirrors Creative Studio or the safety of its staff, guests, or building contents. A security guard will need to be on duty if alcohol is on the premises.
CONDUCT: There is absolutely no drug use or smoking of any kind tolerated on premises or within 25 feet of the building including loitering or congregating outside on the sidewalk at any time during the event. Disparaging remarks or any type of physical violence will not be tolerated and will be cause for immediate expulsion. Client and guests shall use the premises in a considerate manner at all times. Conduct deemed disorderly at the sole discretion of Mirrors Creative Studio LLC staff shall be grounds for immediate expulsion from the premises and conclusion of the rental period. In such cases no refund of the rental fee shall be made.
RETURN OF SECURITY DEPOSIT: Upon Renter’s completion of his/her obligations the Owner shall return to Renter the security deposit minus any amounts deemed necessary to repair damages & extra cleaning inflicted upon the venue by Renter and/or Renter’s associates, guests, invitees, contractors, and all other persons whatsoever who enter the venue during the rental period, whether or not such persons did so with Renter’s knowledge or consent.
UNPAID BALANCE FEES: In the event that Renter fails to pay the balance due within the time period agreed upon in this contract (one week before event), interest shall accrue upon the unpaid balance at the rate of $25 per day until it is paid. Renter shall also be liable to owner for any legal fees, court costs, and other expenses associated with collection.
OVER-TIME FEES: There will be a $25 fee for each minutes you go over time. You are allowed 1 hour to break down. Music needs to be off prior to break down. Example, if your event ends at 11pm music needs to be off and break down has to begin. You will need to lock up by 12am. If you are still on the premises after that you will be charged by each min.
LIABILITY: Renter will be liable for any physical damages, legal actions, and/or loss of reputation or business opportunities that Owner may incur as a consequence of the actions of Renter or any of Renter’s guests while Renter is in control of the venue, and shall indemnify and hold harmless the Owner against any and all legal actions which may arise from Renter’s use of the venue.
DISPUTES: Any disputes arising under this contract shall be adjudicated in the Owner’s local jurisdiction.

REFUND POLICY: We do not offer refunds. If you decide to cancel your payments will not be refunded but you are more than welcome to reschedule for another date.
