    It is our recommendation to always allow pets when able. Over 50% of the population may own a pet, and a pet restriction could cause delays in finding a quality tenant. We have general pet screening guidelines that must be met by all applicants, and all "vicious breeds" shall be approved by the Owner prior to being admitted.

    To ensure our clients receive the best possible service, we've carefully curated a network of trusted repair professionals. These highly skilled individuals have consistently demonstrated honesty, fairness, and a strong work ethic. We confidently entrust them with access to our clients' homes, knowing they will treat both property and homeowners/tenants with the utmost respect.

    There are some milestones important to discuss, such as preparing the home for rental after the homeowner initally vacates. In this example, we will be using our trusted vendors to complete the turnaround maintenance (small repairs; touch-up paint; cleaning; carpet cleaning; and re-key). It will be a requirement for all homeowners to permit these vendors to set the standard for all incomeing and transitioning tenants. All homeowners are encouraged to conduct as much of these prerequisite rental preparation items on their own. However, our handyman and cleaners will always be asked to visit the home prior to the new tenant taking possession even if only to touch up and "set the standard". We assure you their prices are competitive and their workmanship is wonderful. 

    Furthermore, we believe in maintaining open and transparent communication with our homeowners throughout the entire repair process. We will keep you informed every step of the way and provide detailed estimates whenever possible, ensuring you're always aware of the scope and cost of the work being done.

  • Smoke Detectors

    To best protect our homeowners from additional liability, our preferred home inspection company may replace faulty or missing [according to code] smoke or CO2 detectors while they are onsite inspecting. The home must be up to city code to limit liability and maximize profitability. If you have any questions or concerns about this service please let us know.

  • We recommend a preliminary safety inspection performed by our preferred third party inspection company, OnSite Pros, in order to investigate code and safety related items such as smoke detectors. This initial inspection costs roughly $150 to perform, and any recommended improvements (new detectors) will be provided to you as an estimate for approval.*
  • All loans, all home warranties, and any insurance-type services such as termite bond or tenant-homeowner's insurance ("fire policy") must be managed by the homeowner directly*
  • Owners are advised to inquire about updating insurance to facilitate a tenant (your homeowner's policy type will likely change)*
  • To increase the safety of future tenants, and decrease liability for homeowners, it is understood that the home may be completely "re-keyed" by our preferred locksmith, including all main entry doors, any garage remotes, and any keypad entry devices. This expense is on average $150 and will be paid out of rental income.*
  • All smart locks must be completely removed from at least one main entry door of the home. This is so we may re-key the home with new keys and a company master access key.*
