1. Availability
This position requires being available Monday-Friday from 8:00 AM - 5:00 PM. Are you able to reliably work this full schedule?
Occasional tenant phone calls over the weekend will be required on a company-provided phone. Are you willing and available to handle occasional weekend tenant needs?"
This role requires traveling between managed properties for showings, walkthroughs, and inspections. Do you have a valid driver’s license, reliable personal vehicle, and active auto insurance?
2. Software & Experience
Which property management and operational platforms have you worked with?
How would you rate your comfort level using Word, Excel, online forms, Adobe, and other software without hands-on daily supervision
Do you currently hold an active Arkansas Real Estate License
Do you have any previous property management experience?

3.Self-management
We value self-starters who manage their day without step-by-step supervision. Imagine you arrive Monday morning to an urgent maintenance repair, three prospective tenant showing requests, and several past-due rent notices that need to go out. How do you decide what to tackle first?
You understand property management involves strict monthly calendar routines (rent notices, renewals) mixed with unexpected emergencies (leaks, AC failures).
4. Tenant Relations
Have you received formal Fair Housing training, or are you familiar with Federal and Arkansas Fair Housing laws regarding applicant screening and tenant interactions?
Collecting rent from delinquent tenants or serving a Notice to Pay or Quit can be uncomfortable. What is your approach to handling a resident who is making excuses or becoming confrontational over unpaid rent?
A prospective tenant asks you to bend qualification guidelines on income or credit history. How do you handle the situation while remaining professional and compliant with Fair Housing?
Property owners trust us to protect their investment. You understand you will be required to make sure contractors or technicians charge fairly and complete repairs properly before signing off on an invoice?
