  • The Oyster Bluff Pickleball Court is open for the use by Oyster Bluff property owners and their accompanied guests. Oyster Bluff property owners may rent the Pickleball Court building for exclusive use on a day-to-day basis from 8:00am until 10:00pm.
    Renting of the Pickleball Court building is on a first come, first served basis.

  • The cost to rent the Pickleball Court building is $75.00 with an additional security
    deposit of $100.00. Security deposits will be returned within 30 days after inspection of the facility, less the cost of any damages or additional cleaning required due to the event. These payments must be on file with the management company before the rental application can be approved and your desired rental date reserved.

  • Please complete the following to rent the Pickleball Court building:
    - Review and initial the below statements to verify your understanding and compliance with the Pickleball Court building rules.
    - Fill out the Applicant and Event Information page
    - Submit your completed rental application along with rental fee and security deposit payments to Superior Management Services, LLC at admin@superiormanagementsc.com
    - Direct any questions to the management company.

  • Oyster Bluff property renters may rent the Pickleball Court building. In this case, the property owner is required to sign the Applicant Information page.

  • The Pickleball Court building shall be referred to as PBC for the remainder of this
    document.

  • 1. (initials) The property owner renting the PBC must be in attendance at their event.

  • 2. (initials) The property owner renting the PBC is responsible for the conduct of all guests associated with their event.

  • 3. (initials) The property owner renting the PBC must be current in their Association dues and have no unpaid fines on record.

  • 4. (initials) Approved rental agreements include exclusive use of the PBC only. Although use of the other common areas are available during the event, PBC renters may not restrict access to any other common areas including the pool, restrooms, playground area, firepit, parking spots, etc.. These common areas are available for use by all Oyster Bluff property owners..

  • 5. (initials) Oyster Bluff property (home) renters wanting to rent the PBC requires the property owner’s co-signature on this application. The property owner assumes full responsibility for the event including, but not limited to the conduct of their tenant and their event guests as well as any damage that may occur in excess of the security deposit.

  • 6. (initials) Property owners are financially responsible for any damages to the PBC or if it requires excess cleaning after their event. The security deposit will be used first. The property owner’s account will be billed if damages or cleaning costs exceed the deposit.

  • 7. (initials) The property owner will ensure all doors are sliding doors are properly secured (closed and locked) before leaving after their event.

  • 8. (initials) During their event, property owners will bear the financial responsibility if an alarm event is triggered or maintenance is required outside of normal business hours. Costs include but may not be limited to time, travel,
    materials, etc.

  • 9. (initials) Events organized chiefly for minors requires adult supervision of the minors at all times and in all areas.

  • 10. (initials) Neither Superior Management Services, LLC, nor the Oyster Bluff Homeowners Association assume any liability for personal injury to or for the loss of personal property of the property owners or guests at their event.

  • 11. (initials) Superior Management Services, LLC, and the Oyster Bluff Homeowners Association reserve the right to refuse use of the facility if the property owner’s event size is likely to strain the facility or constitutes a hazard in the event of an emergency.

  • 12. (initials) Event activities held in common areas will not interfere with normal use of common area spaces for other Oyster Bluff community members. Items like, but not limited to bounce houses, dunk tanks, climbing walls, etc. are not permitted without expressed written consent from the management company and Oyster Bluff HOA Board. Should items be approved for use, the property owner accepts all liability for any personal injury, property damage, or emergencies caused by or from the use of these items.

  • 13. (initials) Use of media like music, movies, videos, etc. are permitted, but should be used at reasonable volumes and content to be respectful of other community members.

  • 14. (initials) Smoking, smokeless tobacco, and vaping are not permitted inside the PBC or inside any of the gated common areas. Smokers are required to properly dispose of cigarette/cigar butts.

  • 15. (initials) Use of illegal drugs is strictly forbidden in the PBC, commons areas, and on Oyster Bluff property.

  • 16. (initials) By order of the Fire Marshall, no grilling, grease cooking, or deep frying is allowed in the PBC, gated common areas, or near any pine straw or mulch areas.

  • 17. (initials) Pets/animals are not permitted inside the PBC or gated common areas with the exception of documented service or therapy pets/animals.

  • 18. (initials) The use of fireworks of any kind are not permitted within the Oyster Bluff community.

  • 19. (initials) Glass of any kind is not permitted on the pool deck.

  • 20. (initials) Alcoholic beverages are allowed in the PBC. The PBC renter assumes all liability. Renters are required to add a rider to their homeowners/renters insurance policy for the day of the event. Contact your insurance provider for details.

  • 21. (initials) Balloons are not permitted in the PBC unless they are tied to balloon weights.

  • 22. (initials) Disposal of trash from the event is the responsibility of the property owner renting the PBC. The existing common area trash receptacles are not meant for large amounts of trash and should not be used for event trash.

  • 23. (initials) The PBC will be inspected for cleanliness, damages, and security the day following the event.
