  • This form is designed to assist you in recording the condition of your unit upon moving in. For each item, please indicate the most appropriate answer, and then describe any problems as clearly as possible. Detailed answers will prevent you from being charged for damages upon move out for which you were not responsible. Once you have completed your room inspection form, please submit it and any supporting documents or pictures to leasing@rpg-mail.com within seven (7) days. Inspection forms not returned within seven (7) days of move-in shall be disregarded.

     

    This form does not serve as a repair request. If something in your unit requires repair, please submit a work order at https://ato.org/rpg/ selecting the Maintenance Portal. No work will be authorized from this form.

    • General Room 
    • Is the ceiling free of damage, stains, graffiti, and wall stickies?*
    • Are the walls free of damage, stains, graffiti, and wall stickies?*
    • Is the flooring free of damage, stains, graffiti, and wall stickies?*
    • If applicable, are closet doors or drawers intact and working properly?*
    • Was your unit empty of furniture and belongings upon move in?*
    • Was your unit reasonably clean upon move in?*

    • Does the door to your unit properly close and latch?*
    • Does the door hardware (lock, handle, closure arm) and keys operate and attached properly?*
    • NOTICE

      All occupants are responsible for picking up their room key or receiving their door code. Contact RPG if you don't receive one via maintenance@rpg-mail.com.
    • Is the door free of damage, stickers, graffiti, etc.?*
    • Is the unit number on your door displayed properly?*
    • Do the windows to your unit properly close and latch?*
    • Are there screens on each window that opens?*
    • Are there blinds on each window?
    • Are the windows free of damage including cracked or broken glass?*
    • Are the windows free of stickers, graffiti, etc.?*

    • Electrical and Safety 
    • Is the smoke detector free of damage and working properly?*
    • NOTICE

      All occupants are required to follow fire code and cannot tamper or destroy life safety items such as removing batteries, covering, or taking down smoke detectors. Occupants are not permitted to have items strung around or hung off of the sprinkler pipes and sprinkler heads.
    • Do all of the electrical outlets work properly and no visible damage?*
    • Do all of the lights and fixtures work properly?*
    • Are the lights and fixtures missing any parts such as covers?*
    • Are the thermostats and heat register/radiator covers free of damage or markings and not missing?*
    • If provided, does the internet and cable ports function properly?*

      This furniture is to remain in the room space at all times throughout occupancy and must be left in the space upon move out in fully assembled conditioned.

      Twin/Twin XL Mattress and Bed Frames in the cold dorm.

      This furniture is to remain in the room space at all times throughout occupancy and must be left in the space upon move out in fully assembled conditioned.

      Double/Queen Mattress in Sleepy's brand.

      This furniture is to remain in the room space at all times throughout occupancy and must be left in the space upon move out in fully assembled conditioned.

    • Notice: Window AC units are permitted, if provided by the occupant, however each unit will be inspected for a proper installation which will be a $50 charge. The unit is to remain in the space throughout the term. The occupant is responsible for its removal upon the end of the sublease.*
