    We ask these questions to provide the best guidance and service to get you approved for a rental. Each property management company or private landlord will have their own guidelines for approvals and providing us with this information allows us to ask all necessary questions prior to showing properties.
  • General Information that is Important to Know when Starting Your Las Vegas Rental Search

    What will you need to apply for a rental?

    • Verifiable income that is at a minimum of 2.5 to 3.5 times the rental price. You will need to provide pay-stubs, your letter of transfer if you are transferring with your current employer or a letter of intent to employ from a new employer.
    • If your credit score is less than 620 or if you have evictions, utilities that have been placed into collections and/or have a felony on your record, you may be required to pay additional deposits, pre-pay additional months rent and/or have a co-signer. This will be decided by the property management company of the rental you are applying to and is not decided on nor collected by The McDuffie Group.
    • Here is a list of fees that are typically required:
      • Application fee $50-$150; typically non-refundable and charged per person over 18 that will live in the rental
      • Security deposit; typically equal to one month's rent+
      • Pet deposit; typically $300-$500 per pet; some companies also charge a monthly pet rent per pet of $25-$35
      • Cleaning deposit; typically $250-$500 and non-refundable
      • Key deposit; typically $50-$150 and refundable

    Tenants are usually responsible for paying monthly electric, gas, water, cable but can also be responsible for sewer, trash, landscaping, pool maintenance and/or other misc. monthly fees. Your showing agent will share with you what fees are included for the property you are viewing. It's important to read your lease thoroughly before signing to make sure the fees stated at viewing match your lease. Once you sign the lease, you are bound to those terms.

  • What does The McDuffie Offer to you?

    We offer our clients a customized rental search that lets you control the results you receive right down to the fine details.

    We have Rental Specialists to show you the rentals, in person or virtually using technology like Zoom, FaceTime, WhatsApp or other video platforms.

    When you are ready to view properties, we will show up to 5 options at no charge to you. If you need a second day of showings, we do charge an admin fee of $100 to cover expenses, with a max of 3 properties shown on Day 2. It is always our goal to refine your search so that we are only showing you exactly what you are looking for and can typically find you the perfect rental in one day.

    Before paying any application fees, we confirm the unit has no active applications, verify all deposits and/or monthly expenses that are in addition to your rent and clarify all required documents to submit your application.

    Once your application is submitted, we follow up with the property management group on your behalf and negotiate any issues prior to you signing your lease.

    Once the lease is signed, we keep in contact with you to make sure your move in was successful. It is our goal to provide 5 Star Service throughout your entire rental process and to continue to build a relationship with you to become your Realtor for Life.
