AGREEMENT

I/We hereby authorize AAA Solutions Realty Co., represented by Angelique Toreja-Lotuaco and Andre Marlon K. Lotuaco, and as an extension, its partner Top Realty88 Corporation, including any of their duly licensed real estate brokers or PRC-accredited real estate salespersons (collectively referred to as "the Company"), to offer, present, and view for sale the Subject Property.&#13;&#10;&#13;&#10;The Company shall register with the Seller the name(s) of prospective buyer(s) via email or text message and shall be granted complete access to the property for client viewings. In the event the property is sold through another broker, the Seller shall immediately notify the Company via email or text message.&#13;&#10;&#13;&#10;I/We agree to transact directly with the Company for all clients registered by them. If the property is subsequently sold by another broker to a registered client of the Company, the Company shall remain entitled to participate in the transaction and receive fifty percent (50%) of the total broker’s commission received by the closing broker(s), or one and a half percent (1.5%) of the actual selling price, whichever is higher.&#13;&#10;&#13;&#10;If the sale does not push through or is cancelled by the Buyer after payment of the earnest money, the Company shall be entitled to at least 20% of the earnest money as broker’s professional fee, provided that the Buyer was transacted by the Company with the Seller.&#13;&#10;&#13;&#10;The validity of this Authority To Sell shall be until December 31, 2026. After the expiration of this authority, if the property is sold directly to a Buyer registered by the Company beyond the effectivity of this authority, the Company shall still be entitled to the same commission as if the sale was completed during the validity of this authority.&#13;&#10;&#13;&#10;The Seller certifies that he/she is the lawful owner of the property, that it is free from liens and encumbrances, and that this authority is executed voluntarily and with full understanding of its terms. All information stated herein is true and correct to the best of the Seller’s knowledge.&#13;&#10;&#13;&#10;Any sale, whether at the stated selling price or any other amount accepted by the Seller, shall be subject to the agreed professional fee rate payable to the Company. &#13;&#10;&#13;&#10;This authority shall remain effective until revoked in writing by the Seller.&#13;&#10;
