STATEMENT REGARDING SITE VISIT FEES AND PRE-DETERMINED VALUES:
In the event that your order or letter of engagement indicates an estimated value, that you "need" a specified amount, some direction of value, or have instructed us to notify you before proceeding if we do not think the property will appraise for an indicated amount, the following conditions of our acceptance apply:
So long as the amount stated is only to inform us of your objectives or someone else’s opinion, and not a condition of your placement of this assignment with our firm, we can proceed. Further, with respect to notifying you if it is not possible to support a value at or above that indicated, your request is acknowledged. But, it is important for you to be aware that we must develop an appraisal before we can tell you whether the property will support the value indicated. It is also important for you to be aware that your statement of that amount with this request for service does not, in our view, establish a “condition” for our performing the appraisal.
However, if that amount is a condition of this assignment, accepting an assignment under that condition violates professional ethics and may be construed as an unacceptable appraisal condition under the Uniform Standards of Professional Appraisal Practice (USPAP). In the absence of any response to the contrary, we will proceed assuming the former of the above rather than the latter. Should this not be the case, please advise us immediately.
STATEMENT REGARDING APPRAISAL FEE:
Please be advised that the appraisal report fee is based on the stipulations of your order. Special or extraordinary circumstances may arise with regard to the subject property that would require an alteration to the report ordered and/or fee charged. Should that be the case, we will attempt to contact you to notify you of the circumstances and any corresponding change in the appraisal fee.
