    Attention Home Owners: If your current mortgage payments do not appear on your credit report, you will need to provide the previous years property tax bill

    Attention Students: If you do not have any previous rental history, a co-signer will be required
  • Previous Housing Information

    Additional Housing Information is required if you have lived at your current residence for less than 2 years, or if Goldleaf Development is not able to obtain a renal reference for your current landlord
  • By signing this application you are confirming that you have read, understood, and agreed to the following information:

    • The purpose of this application is to determine whether I qualify as a tenant and whether I have no rental agreement with a Landlord before a Rental Agreement has been approved
    • Employment References may be checked to verify income. Applicants must provide paystubs for the 2 most recent months (not applicable to Campus Area apartment rentals)
    • A rental verification will be conducted on your application. Applicants are required to meet the minimum rental history requirements for the specific property to which they are applying.
    • Goldleaf Development has the right to withhold keys until an acceptable Landlord Reference form has been received, or payment on this account is received in full
    • Goldleaf Development shall have up to 21 calendar days from acceptance of the earnest money to approve or deny the rental application
    • Agents for Goldleaf Development are authorized to contact any references listed on this application.
    • All approved applicants are required to provide a valid Driver's License or State Identification Card
    • A credit check will be conducted on your rental application
    • Satisfactory rental history does not include time residing with parents, relatives, or friends
    • I understand that renters insurance is required during the course of my lease
    • I have not been convicted of a crime within the past two years and I authorize agents for Goldealf Development to obtain a criminal background report
    • All of the information that I have submitted is true and correct. I understand that any false statements or commissions are ground to immediate application rejections or future termination of any lease signed pursuant to this application
