I hereby apply to lease a residential apartment and understand this application does not constitute acceptance nor a rental tenancy agreement. I warrant that all information provided here is truthful and accurate. I recognize that part of the application review process can include an investigative consumer report, criminal record check, and/or driver's abstract. References provided will be contacted regarding character, reputation, past living habits, and community standing.
If approved for tenancy, I understand I will be required to pay a security deposit due at the time of agreement to secure the unit. If I change my approval or cancel my application after paying the deposit, I am responsible for a $50.00, non-refundable cancellation fee.
I understand and agree to the following absolute rental conditions of Spring Valley West Apartments:
- All approved tenancies require signing a minimum 1-year lease
- All tenancies are required to register & pay rent via a PAD (Pre-Approved Debit)
- Barbecues are not permitted
- Pets are not permitted (other than service animals eg. Seeing-eye Dog)
- Waterbeds, fish tanks, and/ or atriums are not permitted
- Smoking/vaping is not permitted within the unit, nor in any common areas or underground parking/ storage areas
- If stipulated by BC Provincial Health and the Residential Tenancy Act, masks may be required in all common areas
- Where available, an outside parking stall may be rented at $20/month
- Where available, an underground parking stall may be rented at $40/month
- Where available, a storage locker may be rented at $20/month
Tenants are recommended to purchase “contents insurance" or 3rd party rental insurance. Spring Valley West Apartments / Abougoush Holdings Ltd. is not liable nor responsible for damage to or theft of the tenant's property or belongings.
Successful tenants will be provided a full addendum of rental conditions, access information, and unit maintenance details with their tenancy package. New residents must read, sign and submit this supplement, along with any additional terms not part of
the tenancy agreement.
All person(s) residing in the unit will be required to provide provincial ID, driver's license, and passport for proof of identification and copy to tenancy file.
Either a SIN or driver's license number is required to retrieve a credit check and abstract, which will NOT affect your credit rating.
By signing this application | agree to permit an investigation of my credit & rental history, employment confirmation, and banking institution for the purpose of establishing tenancy at Spring Valley West Apartments.
Co-applicants that will be residing in the unit, that do not fall under the dependant category, are over the age of 18, or will be residing in the residence for more than 5 days in a calendar month, are required to provide a separate application with complete references and abide by all policies to the same level of responsibility as the primary applicant.
Rental prices for units, parking, and/or storage are subject to change without notice. Actual rates are to be confirmed within the formal tenancy agreement.
