Because the guest booked on your profile, Opuluxe will not have access to your direct messages, phone calls, or emails from the corresponding booking platform's customer service representatives. Therefore, in the event that any questions or disputes arise with your guests, please note that the platform's customer service team will contact you directly, and it will be your responsibility to communicate with the platform accordingly.
We also regret to inform you that we are also unable to access your Airbnb account, as this still does not grant us access to the email and phone information associated with your Airbnb profile. Moreover, it is not feasible for us to add our own phone number or email address to your account, as we already utilize these contact details for our own Airbnb account. Airbnb's policies strictly prohibit the use of identical email addresses or phone numbers across multiple accounts. Additionally, considering our commitment to serving other clients with direct bookings, managing numerous Airbnb accounts in a continuous manner would introduce a highly disorganized system. Therefore, to streamline our procedures, we exclusively communicate with your direct booking guests via telephone.
Furthermore, we want to emphasize that should any damages occur to the home during the guest's stay, you will be responsible for filing any necessary claims and paying for/resolving any damages incurred, as you have the platform's insurance attached to your booking.
Please provide us with screenshots of the itinerary for each booking. The screenshot should include the guest's full itinerary, including their name, phone number, email (if applicable), and payment amount. Please note that we will charge our management fee via Stripe once the guest checks out, unless it's a 30+ day stay. We’ll also need to charge a 3% fee on top in order for us to be reimbursed from Stripe’s processing fee.

Property Owner Information
Your information is safe with Opuluxe. Safety and privacy is our number one priority and we do not share or sell your personal information. Every Opuluxe property is vetted and verified to give guests peace of mind. To do this, we require all of our owners to go through a simple background check. We will also review your financial and criminal history to ensure there are no red flags. This process does not include a “hard inquiry,” so your credit score will not be impacted.
Credit Card Authorization Form
Opuluxe requires owners to have a credit card on file for billing adjustments due to cancelled/refunded bookings, home repairs (that aren’t caused by guests, if you opted for the First Class or World Class options), and replenishing your home with short term rental essentials, such as cleaning supplies, more linen, etc. Please enter your credit card information below.
Our Management Agreement outlines how Opuluxe will manage your rental and how we’ll work together to make sure guests have a five-star experience. Please read the summary below carefully, which we’ve provided for your convenience to highlight important elements of the Agreement. You should read the Agreement completely before accepting it.
Opuluxe retains a management fee on all guest bookings. This fee is applied to your total base nightly rate. If you selected the First Class or World Class management options, we will pay for the cleaners and therefore retain the cleaning fees.
Opuluxe will invest a significant amount of time and money into creating a professional listing for your Property (the “Listing”), hiring a cleaner, creating instructions for the guest’s check-in, and much more. You may terminate this agreement at any time, with no penalty, as long as you provide a 90 day notice to us in writing via email. We’ll honor any reservations that are already booked at your home for that 90-day window as well as any new bookings that are within the window.
If you elect to leave our service before the 90 days notice, you agree to pay a $1000 cancellation fee. You authorize Opuluxe to collect the cancellation fee using your credit card or other payment method on file. Also: we do not allow hiring our staff directly, whether it’s our property manager, cleaner, or anyone else after ending services with us. Should you do this, there would be a $5000 fee charged per employee using your credit card or other payment method on file.
Rates and Marketing
Opuluxe chooses the nightly rates, minimum stay requirements, and payment policies for your property, but you have the right to inform of us any adjustments you'd like for us to make. Payment policies include payment schedules and all cancellation, refund, and credit policies. Opuluxe may dynamically adjust your rates and policies on a seasonal, weekly, or daily basis in an effort to optimize your rental income. You agree that Opuluxe will be your exclusive marketing and booking partner, and you will not market your property directly. You authorize us to confirm reservations for any open dates on your availability calendar.
You agree to keep your availability calendar updated at all times. In the event you need to cancel a confirmed booking, you will be charged double the amount of Opuluxe’s management fee or a minimum of $250, whichever is greater.
You have confirmed with your respective city, county, and management/HOA (if applicable) that short-term rentals are permitted. You acknowledge and agree that Opuluxe assumes no liability or responsibility for verifying whether or not short-term rentals are permitted in your city, county, or management/HOA (if applicable).
Communication with Opuluxe's Consultant
You hereby acknowledge and understand that although your initial consultation was conducted with the Opuluxe consultant, following this consultation, you will not have further direct communication with the Opuluxe consultant for the duration of your client relationship with Opuluxe. All subsequent interactions and communications will be managed by your designated Onboarding Specialist and your assigned Property Manager. You agree to adhere to this communication protocol as part of my contractual obligations.
