• Annual rental agent summary
• Loan statements for the full financial year
• QS Depreciation Report, if any
• Receipts for Rental property expenses:
  
  • Council rates for each property
  • Water for each property
  • Body Corporate fees for each property
  • Insurance
  • Repairs & maintenance
  • Land Tax
• Property valuation from a real estate agent or similarly qualified person

When purchasing or selling a property, we need additional information. Please provide copies of the following:

Buying

• Purchase contract
• Legal/conveyancer fees
• Statement of adjustments
• Loan documents
• Loan agreement

Selling

• Sale contract
• Legal/conveyancer fees
• Statement of adjustments
• Agent commissions
• Advertising/staging expenses

For shares, we need details of the following:

• Buy/Sell contracts
• Confirmations of holdings at year end
• Portfolio statements in a wrap / broker account
  • your financial planner or stockbroker will be able to provide this to you 
  • if self managed, a full transaction report  from Commsec, Computershare etc

For Cryptocurrency holders, please upload copies of the following:

• Portfolio holdings at year end
• Details of buy/sell/swaps undertaken during the year

 

Please provide the following documents for your investments in Managed Funds

• Annual Tax Statement (usually available from August onwards)
• Distribution statements

Apart from expenses listed above in relation to investment properties, please provide  copies of invoices for the below items

• Accounting fees (if previously prepared by our office, we will have this)
• Audit fees (if previously prepared by our office, we will have this)
• Insurances
• ASIC fees
• Advisor fees (if not listed on their portfolio reports)
• Any other expenses incurred
