Eagle Rock’s contract with LandWorks encompasses basic front and side yard work maintenance, which primarily includes edging, mowing, blowing, fertilizing, irrigation system repairs due to damage caused by the contractor, and pruning during the winter months. Homeowners are responsible for all repairs (parts and labor) to the irrigation system, which include but are not limited to the following: batteries, distribution valve components and boxes, drip lines, electrical wiring, plumbing components, protective lids, sprinkler heads, timer boxes, in-ground water lines leading from the city water meter to the house and irrigation boxes, and repairs to the concrete.
Eagle Rock is over 25 years old; irrigation system repairs and maintenance will continue to require regular vigilance and appropriate action. Homeowners can either do their own repair/maintenance work or hire a contractor. During the hot summer months, failure to repair or maintain sprinkler system components can result in a lawn being lost within a couple of days. Homeowners are responsible for replacing their lawns if lost due to sprinkler system neglect or failure to conduct repairs as needed.
Opt-In Option
LandWorks offers Eagle Rock owners an option whereby they will conduct repairs as needed up to a limit of $100. Repairs exceeding $100 must be authorized by the homeowner before LandWorks will do the repairs. This might be a good option for homeowners who are part-time residents, as well as for those who are full-time but who do not want to do minor repairs of their irrigation systems themselves. There have been instances when the mere replacement of a battery in the sprinkler timer box or the repair of a broken sprinkler pipe by LandWorks saved lawns during the hot months.
Should you choose to opt in and have LandWorks repair your irrigation system, you will be billed at the current customary rate for hourly labor and parts up to $100. LandWorks will conduct the repairs as needed and bill you for the repair work. You will always have the choice to opt out (in writing) at any time.
If the Board is made aware of irrigation problems, it will notify the homeowner and also LandWorks if the homeowner has submitted this form.
OPT-IN AUTHORIZATION
I hereby authorize LandWorks to make repairs to my irrigation system as needed, up to $100. Repairs exceeding $100 must be authorized by me before LandWorks (or any other contractor of my choice) conducts the repairs. I agree to pay LandWorks within 20 days of the invoice date.
