Payment Terms* This field is required.
I understand that, my rent payment is: $3,600 per month.(Extra fees may apply if paid online. To avoid them use Zelle or RentRedi)
I understand that, I can make my rent payments via RentRedi or Zelle.
I understand that, if rent is not made within 5 days after rent is due a $50 late fee will be assessed. And each day there after if payment is not received.

Early Lease Termination* This field is required.
A break lease fee equal to one full month's rent to cover re-rental costs
Rent payments until a new tenant takes possession or until the original lease term ends, whichever comes first

Tenant understands and agrees that if they do not intend to extend their stay or renew their lease, the Landlord may schedule 1-3 property showings for prospective tenants during the final 30-45 days of the lease term.
Landlord will provide at least 48-72 hours’ written notice prior to any scheduled showing.
Each showing will last no longer than 30 minutes.
Tenant agrees to make reasonable efforts to keep the property in a presentable condition and to accommodate the scheduled showing times.
Landlord will make every effort to minimize disruption and respect Tenant’s privacy during these showings.

Deposits* This field is required.
I understand that, there is a non refundable move-in fee of $300.
I understand that, there is a refundable fee of $600.
I understand that, should there be any damage to the furniture or property the damage cost will be deducted from the deposit.

Property Use* This field is required.
I understand that, the property is fully furnished, and I am responsible for any damages incurred during my tenancy.
I understand that, Tenant will not assign, sublet, or grant any other persons to use the premises.
I understand that, the property will be occupied by no more than 6 guest unless advised.
I understand that, Tenant will not perform any illegal activity.
I understand that, this is a non smoking property and tenant shall not smoke inside or near the premises.
I understand that, Tenant shall not paint, wallpaper, add or change locks, or make any other alterations to the Premises.
I understand that, Landlord is responsible for payment of all utilities required on the premises: garbage, water, gas, internet, and electric.
Official Check-in time is at 4:00 pm

Outdoor Maintenance* This field is required.
I understand that, any outdoor maintenance tasks such as lawn mowing or snow shoveling are not shared with tenants(notices will not be provided), unless it necessitates the removal of personal artifacts from the exterior.
I understand that, in the event of work conducted by the City, the Landlord does not have control over the timing of their visits or the delivery of city-related notices to tenants.

Pest Control* This field is required.
I understand that, Pest control is typically conducted quarterly. Tenant agrees to allow Landlord, without interference, to engage in chemical and mechanical pest control measures within the Premises.

Pets (If Applicable)
Pets are not allowed to use the bathroom in the front of the premises.
Pets are allowed to be leashed out in the front of the premises for fresh air only.
Any damaged caused by pets will be repaired at the cost of the tenant
Pets are allowed to use the bathroom only on the side of the premises.
Tenant agrees to clean & properly dispose of all pet waste in the proper location approved by Landlord.
No excrement is to remain on grounds.
Continual reports of excessive animal noise will be grounds for the Landlords’ withdrawawal of permission.

Bonus Room* This field is required.
I understand that, the attic is to be used at my own risk
I understand, I’ll use caution when accessing the attic, as the headroom is low and the stairs are steep.

Parking* This field is required.
I understand that, the house has an area for off street and garage parking attached and that accommodates 2 normal sized cars (one in the garage, one in front of the garage).
I understand that, the garage is manually operated and may require adjustment to open due to its unique build and age.
The use of the garage is optional, and I understand that the Landlord is not liable for any issues arising from its use.

Maintenance Request* This field is required.
I understand that, any maintenance request must be submitted via RentRedi portal.(unless agreed otherwise)

Insurance* This field is required.
Proof of limits of liability insurance of at least $100,000 is SUGGESTED but not required.

Mail* This field is required.
I acknowledge that the landlord's mail may be delivered to the property, and I will place it in the white bin located on top of the black storage bin in the basement.
I understand that, I have the privilege of using the property's address for receiving mail during my tenancy. I am responsible for providing a forwarding address should any mail be received after my departure.

Move-Out Instructions* This field is required.
Provide a forwarding address. If no forwarding address is provided, Landlord will send security deposit account and refund (if any) including any notices to the last known address of Tenant. If Tenant’s mail is not forwarded and Landlord has no reasonable recourse through which to obtain a new address or phone number for the Tenant, Tenant shall forfeit the security deposit.
Remove all personal belongings from the property.
Ensure all lights are turned off.
Lock all doors and windows securely.
Dispose of any trash in the designated bins.
Leave the property in a clean and tidy condition.
Official check-out time is at 11:00 AM.
Place a linen on the tops of each bed
Place towels in the washing machine
Log out of your streaming accounts
Turn off all the lights and the AC/heat
Put all the dishes in the dishwasher.
