    We're excited to have you and your clients participate in our auction. To ensure eligibility for the Broker Participation commission, please complete the form below and review the guidelines that follow.

    Please read this form carefully all steps are required to be met in order to qualify for compensation. Certain Auctions may have specific requirements. Please familiarize yourselves with the Terms and Conditions of each Auction 

    Signed and Completed form must be submitted 24 hours prior to the auction date, accompanied by opening bid amount. Day of auction registration is not accepted. Unless otherwise authorized by NeXstep Admin. Electronic signatures accepted.

  • Client Information

    Why do we ask for this information? The client will be the registered bidder during the auction and if they are the winning bidder we will need to contact them direct. This also allows us additional measures to match your client to you for your compensation.

  • Why do we require a bid offer amount to be submitted?
    We require a bid/offer amount be entered here and that your client also enters the amount during registration if bidding online, so the system acknowledges and accepts the bid.
    Consider this in the same way as if you were presenting a traditional offer.
    You would anticipate an offer amount that your client is considering and submit that amount.
    Additionally, should your client experience any technical difficulties the day of the auction their bid has been entered and recognized so that they do not miss the opportunity to win the property. The bidder will be able to continue bidding at anytime throughout the process.

  • Broker Participation:  An arrangement for third-party brokers to register potential bidders for properties being sold at auction for a referral commission paid by the owner of the property or the auction firm. This is an invitation to encourage competitive bidding. Bidders are not required to have a broker represent them at auction. The named broker/agent is not a party to the purchase agreement.  Agent/Bidder understands that any introduction of the property by our firm that was made before notification of representation, that the client/bidder is ineligible for broker participation. Notification may include but is not limited to the distribution of marketing materials, phone calls, digital contact, and preview of the property by our staff.

  • CLIENT ASSOCIATION: This form is used to associate you with your client. Your client is required to register for the auction.

    CLIENT REGISTRATION: Your client needs to complete the auction platform registration steps and submit their bid indicated on this form.

    DO NOT REGISTER AND BID FOR YOUR CLIENT The registered auction bidder is the individual who is legally and financially held responsible for the bid amount and closing on property.
    POWER OF ATTORNEY: Should your client want you to register and bid on their behalf we recommend that you consider having your client sign a limited POA granting you the right to do so.

    CREDIT CARD/BIDDER DEPOSIT: A valid credit card is required for registration. A $500. Hold is placed on the card. This is not an actual charge. This method is used to verify that each registered bidder is an actual person and not a computer, or fraud attempt. That hold is released typically within 48 hours of the verification.

    BROKER COMPENSATION: Commission amount offered is indicated in the auction terms and conditions. Commission is paid on the final sales price minus the buyers premium. Commission is included in the closing statement and paid at closing.

    MAX BID: We highly recommend that your clients enter a bid amount at the time of their registration. This method ensures that their bid is accepted and acknowledged. Don’t worry, the system will only bid to their max amount entered not one penny more. This does not limit their bidding. Your client can login and bid at any time during the auction and auction day.

    BROKER/AGENTS RESPONSIBILITIES:
    All agents must register their clients 24 hours PRIOR to auction using this form. Clients must be registered to bid in the auction 24 hours prior to auction end time.  Incomplete broker participation form, or forms not submitted prior to the deadline will not be recognized.

    You should notify NeXstep regarding your client prior to their engagement with our team, before they register to bid, or attend open house events.

    If your client attends an open house event prior to completing this form, they should sign in and list you as their agent.

    Agents should plan to attend any open house or events with their clients and remain actively engaged throughout the process being generally helpful, show the property, and encourage competitive bidding.

    Please be aware that if a buyer does not acknowledge they are working with an agent prior to engagement with our team, the agent will be deemed ineligible for compensation.


    LEGAL ENTITIES: If a client is a legal entity, the principals must be disclosed.

    COMPENSATION: For the Broker/Agent to receive compensation, their client must, be the successful bidder at the auction, and successfully close on the property as stated in the terms and conditions.


    CLIENT RELATIONSHIPS: Broker/Agent agrees not to solicit, promote alternative properties, canvas, or interfere with existing NeXstep customer/client relationships while attending the auction, open houses, or any activity regarding this auction.

    PROFESSIONAL CONDUCT: Broker/Agent agrees to always conduct themselves in a professional manner in accordance with NAR code of ethics expectations and standards.

    CLIENT LIMIT: Broker/Agent may represent only one client during the auction. A client may only register with one Broker/Agent; should multiple broker registrations be received, the earliest completed form will be honored.

  • BROKER AGENT IS NOT A PARTY TO THE PURCHASE AGREEMENT/CONTRACT.

    This is an invitation to encourage competitive bidding. Bidders are not required to have a broker represent them at auction. The named broker/agent is not a party to the purchase agreement.  We are not responsible for any outside compensation agreements.
  • Broker Acknowledgement
    ***DO NOT REGISTER AS A BIDDER FOR YOUR CLIENT OR PLACE A BID ON YOUR CLIENT'S BEHALF***
    I expressly acknowledge that the above registered Bidder is my Buyer Client and has signed a Buyer’s Agency Agreement with my firm and I agree to the following Terms and Conditions:
    1.) I have read and explained to my Client and agree to be bound by the Terms and Conditions of participation for the auction sale of the above property.
    2). A commission % which is stated in the terms of the auction will be paid on the registered Bidder’s last successful bid (i.e., high bid BEFORE Buyer Premium is added) will be paid to any properly licensed real estate broker whose Buyer/Bidder is the successful purchaser for this property, and who successfully closes under auction terms. It is understood and agreed that the Broker commission structure will be based on the stated terms and conditions of sale.
    3.) Compensation will ONLY be paid if Broker Participation Form is received by the auction company no later than 5 pm on the business day before the auction ends, no exceptions. (24 hours prior to auction end date)
    4.) Broker agrees that Broker will not claim any exceptions to the foregoing procedures.
    5.) Broker agrees that if the commission is reduced due to negotiations between Buyer and Seller, the commission to the Broker shall be reduced accordingly.
    6.) Broker agrees that Broker’s commission will be due only upon closing of the purchase by their Buyer Client with all consideration paid in full.
    7.) Broker agrees that he/she shall hold harmless and indemnify this company, including its reasonable attorney’s fees, from any and all claims with regard to such commission.
