PROJECT MANAGER
It is the responsibility of the Project Manager to organize, supervise and coordinate the project and the on-site staff (daily communication with superintendents on each operating project is expected) to complete the work on schedule, within the budget and to the quality of workmanship specified. It is also his/her responsibility to serve as the Trainor Builders representative on the Owner-Architect-Builder team. In the performance of this function, it is the Project Manager’s responsibility to protect and promote Trainor Builder’s interests in all matters and to do whatever is reasonably necessary to execute his/her duties and responsibilities which include, but are not limited to, the following:
Job Duties and Responsibilities:
- Provide leadership, establish and maintain effective working relationships with all those involved in the project, particularly with the Owner and Architect
- Meet at regular intervals with the Owner and Architect to keep them currently advised on the status of cost versus budget and the progress of the work
- Maintain a complete and thorough knowledge and understanding of the Contract Documents, the General Contract, and the Subcontracts
- Manage subcontracts and ensure purchase orders are prepared and submitted on a regular basis
- Establish the Project Schedule, incorporating dates and times for Owner decisions, availability of design information, procurement of materials and subcontracts, lead times for fabrication, and field installation, etc.
- Ensure that prescribed quality control measures are implemented and maintained throughout the life of the project
- Organize and train on-site staff on requirements of the project and contract documents
- Utilize skills to run multiple projects as efficiently as possible
- Enact and maintain Trainor Builders' administrative procedure as they relate to the project. More specifically this requires:
- Manage and administrate the ProCore construction management software
- Applications for Payment to the Owner are properly submitted, payment is promptly received and funds are properly disbursed
- Requirements pertinent to insurance, safety, labor relations and State or Federal government wage or employment regulations are met
- Ensure that additional project costs are submitted and accounted for in a timely manner
Skills required:
- Strong technical, supervisory, and project management skills based on construction industry experience
- Strong familiarity with construction and electrical codes
- Proven ability to successfully procure, monitor, and assess subcontracted construction functions such as electrical contractors and commercial roofers
- Strong analytical skills
- Well-developed and professional interpersonal skills; ability to interact effectively with people at all levels of the organization, as well as outside customers and vendors
- Ability to work in a team environment with a customer service focus
- Organizational skills needed to manage time well, prioritize effectively, and handle multiple deadlines
- Strong communication skills, both written and verbal
- Read blue prints, have an understanding of project cost analysis and effectively use the following computer programs within a reasonable amount of time
- Strong knowledge of the Microsoft Office Suite (Word, Excel, PowerPoint, Outlook) and MS Project is required
Education and Experience:
4 year Engineering or Construction Management degree or equivalent experience
