  • Tax Reporting Information

    The IRS requires that you provide your Social Security Number if the property is held by you personally, or your Employer Identification Number (EIN) if the property is held by a corporation, LLC, or other entity.

  • Home Warranty Information

    Note: A home warranty is different than homeowner's insurance. A home warranty covers routinue repairs, not fires, hurricanes, tornadoes, etc.

    If you want to use a home warranty for your property, we need to have that information up front, as we won't be able to delay getting legally required repairs done to collect home warranty information when a repair actually needs to be done. However, please note that we strongly discourage the use of a home warranty. Home warranty companies are slow to get repairs done, which angers tenants and increases the likelihood of a non-renewal (which is your highest expense as a landlord). In addition, the warranty company usually finds a way to avoid paying for repairs by something buried in the fine print. In short, we believe strongly that you'll be better off without a home warranty. But, if you still want to use one, please provide their information below. Please note that we do charge a 2% higher management fee if you use a home warranty, as our workload increases significantly in dealing with the warranty company. Also, note per the management agreement that we do not guarantee the warranty company process will be utilized when time is of the essance for a repair.

  • Repair & Maintenance Vendors

    Please be aware that all repairs have to be coordinated through us, and the home owner cannot do any repairs on the property themselves while a tenant is in place. This is to ensure that quality work is being done, and to ensure that all vendors are properly licensed and insured to protect both our brokerage and you from liability. There is just far too much that can go wrong when it comes to repairs and maintenance, so we have to have only fully insured and licensed vendors working on the property. We have a list of approved vendors that we work with regularly who have a demonstrated history of quality work at reasonable prices. We strongly recommend that you stick with our standard vendors.

    That said, if you have vendors you have used in the past who have the appropriate license(s), general liability insurance, and worker's compensation insurance, then we are open to considering their use. We cannot guarantee to use any particular vendor, though we can note them as preferred.
