  • Renter agrees to abide by the rules and policies stated below.

    ·  Once your application is approved a non-refundable deposit equal to 1 day or 30% (whichever is greater) must be received within 24 hours for your reservation to become binding. Acceptable forms of deposit payment are cash, cash app, venmo, paypal, meta, credit or debit card (any processing fee charged shall be added to all electronic payments).

    ·  No show reservations will be cancelled after the first night, forfeiting the deposit.

    ·  Renter agrees to provide and maintain a valid credit or debit card upon arrival for a security deposit.

    ·  RV Parking at the facility is for temporary recreational use only.

    ·  Payment for services includes lot rental and utilities, including electricity*, water, sewer and guest WIFI. Our laundry facility is also available for all guest.
    * Electricity usage is capped at 1,200 kWh per month. Any additional usage shall be billed to and paid by the tenant at the time of rent payment equal to the rate charged (curently $0.12 per kWh).

    ·  No Parking is allowed on the grass.

    ·  Pets must be leashed at all times and owners must scoop the poop.

    ·  Disorderly conduct or disturbing the peace is strictly prohibited.

    ·  Each campsite allows for a maximum of 1 RV, 1 Tent, and 2 vehicle parking.

    ·  Camp sites must be clean and well kept. A maximum of 2 totes may be stored       under the camper.

    ·  Washing a RV or any other vehicle on the premises is prohibited.

    ·  225 Land Management reserves the right to terminate this agreement at the     discretion of management.

    RENTERS LIABILITY:
    Renter agrees to accept liability for any damages caused to the property by Renter or Renter’s guest.
    Renter agrees to reimburse 225 Land Management for the cost incurred to repair/replace damaged items.
    Renter shall be liable and solely responsible for any property damages, accident, or injury to any person or loss sustained by any person or arising out of or in any way related to Renter’s use of the premises.
    Renter hereby agrees to indemnify and hold 225 Land Management, Owners and Managers harmless from any and all claims, including those of third parties, arising out of or in any way related to Renter’s use of the premises.
    If Renter or Renter’s guest violate any conditions of this agreement, 225 Land Management may terminate this agreement.  Upon notice of termination of this agreement, Renter shall vacate the premises immediately, forfeiting any rent and/or deposit paid.
    In the event any action concerning the enforcement of rights, duties, or liabilities of the parties to this agreement, their principles, agents, successors or assignees the Renter agrees to reimburse 225 Land Management for reasonable attorney fees and cost related.
    It is understood that 225 Land Management assumes no responsibility whatsoever for private property left on the premises and 225 Land Management is expressly released and discharged from any and all liability for the loss, injury or damage to person or property, which may be sustained during the term of this Agreement.
    Renter understands that non-payment will result in Theft of Services and immediate termination of this agreement.  Renter agrees to a Waiver of Notification. Renter agrees 225 Land Management has the right to claim, dispose of, or sell any personal property left on the premises after 24 hours of the termination of this agreement.
    Renter understands and gives permission to 225 Land Management to have the RV or vehicles towed if left on the premises for more than 24 hours after the RV site rental time has expired or terminated. The towing company is not affiliated with 225 Land Management. Towing and storage fees are set by the tow company, to be billed to and paid by the renter.
