N7 NOTICE TO END TENANCY FOR SERIOUS DAMAGE OR BEHAVIOUR

If you have already served an N5, Ensure you serve a SECOND N5

otherwise an application with an N7 and a FIRST N5 will be deemed confusing to the teannt and application will likley be dismissed.

an N7 has a MUCH higher threshold of proof. Make Sure you have as much documentation with egregious conduct or damages as possible to support your application.

If serving by email, you MUST have consent to service by emial from the tenant, If you do not have this, you must serve it on the tenant by, giving it to them, putting it in the mailbox, or putting uder the door.
Reason 1

The tenant or someone visiting tenants’ behaviour has seriously impaired the safety of another person living in the residential complex
Reason 2

Tenant or someone living OR visiting willfully damaged the Rental Unit
Reason 3

Tenant or someone living/visiting has used the rental unit for Non-residential purposes and this has or can cause serious damage
Reason 4

Tenant and Landlord live in same building with 3 or fewer units and tenant or someone living / visiting interfered with Landlords rights, privileges or interests
In this next section you MUST have Specific dates of the occurrences and have to give as much detail as possible in the 3 boxes provided. If you require additional space you can simply type SEE SCHEDULE A" ATTACHED, and dont forget to attach it to the notice. If you fail to provide dates or adequate details, you applicatoin may get dismissed
