    Did you know that almost 70% of potential renters have a pet? Ensure you are attracting the max number of prospects and allow pets. An additional $300 deposit will be collected for each cat and dog classified as a pet. Keep in mind, we are unable to deny an applicant the right to have an approved service/aid/ES animal in the home regardless of you preferred pet policy. Deposits are not collected for these animals.

    Landscaping - Please note, tenants typically make poor landscapers and more than likely will not have the tools required to manage the lawn care. To reduce owner/tenant frustrations we ask our owners to bundle this service into the advertised rent. Rent estimates provided by our team would include yard care for applicable properties.

    In the City of Portland, homeowners are required to keep garbage service in their name. We ask each homeowner to include the cost of garbage, recycling and compost in the advertised monthly rent. You maybe required to increase the size of the bins based on the number of occupants. Rent assessments provided by our team will include garbage services.

    Please note, due to delays in service and uncooperative nature of home warranty companies, we often find ourselves bypassing the HW to work with more cooperative and available vendors. Tenants cannot be expected to wait extended amounts of time for emergent needs like heat, ac, appliances etc. Should the homeowner choose to use a HW, they should be prepared to personally make contact with their provider and communicate the vendor's information with the LRPM Maintenance Team.

  • 79. I understand that LRPM may utilize a self-showing CodeBox that allows prospective tenants to tour the home unaccompanied by a Leasing Agent. This increases the number of views on my rental and often leads to less vacancy. It's common for LRPM to utilize the CodeBoxes on homes renting for under $2000 /mo and those homes that have not leased after 10 showings (average showings = 6 before a home is leased).*
  • Investment Plans

    If your rental is in the city of Portland you may qualify for a Relocation Assistance Exemption through the Portland Housing Bureau.  If there is any chance you will put the home on the market, move back into the rental or move a family member into the home, please review the Portland Housing Bureau's website for more information.  You can expect a 7-10 day approval process once the application has been submitted. It is highly encouraged for homeowners to consult with a Real Estate Attorney before leasing their property.  The nuances and gray areas of the landlord laws can be difficult to understand and should be fully reviewed by an attorney before you decide to rent your property.
