• Welcome to Broker Co-Op! 

    Through this highly efficient email distribution list, brokers can request help with time-consuming tasks like delivering flyers, installing lock boxes, showing homes, meeting vendors/contractors, or other mutually agreed upon activities.

    Open houses are hosted for free unless the Requesting Broker offers a flat fee. For free open houses, the Assisting Broker is entitled to any client leads. For flat-fee open houses, the Assisting and Requesting Brokers will discuss any client lead protocols in advance.

    Excluded from these activities will be writing contracts, listing properties for sale, presenting offers or negotiating contracts.

    Assisting Brokers must maintain the highest level of professionalism. All Requesting and Assisting Brokers must adhere to all Windermere Realty Trust Standards of Practice, RMLS Rules, and the Realtors Code of Ethics. Please note that only brokername@windermere.com email address may be added to the group.

    HOW IT WORKS

    Step 1: Requesting Broker emails the job to brokercooppdx@windermere.com

    Step 2: Potential Assisting Broker replies directly to the Requesting Broker

    Step 3: Requesting Broker emails brokercooppdx@windermere.com “Request has been filled”

    Step 4: After the work is completed, Assisting Broker emails both the Requesting Broker and Accounting: BrokercoopAP@windermere.com with the amount to be paid.

    Step 5: Accounting will charge the Requesting Broker through their expense statement and directly pay the Assisting Broker.

    PAYMENTS

    Hourly Rate for Broker Co-op work will be billed at $40 per hour including the 1/2 hour drive time. No fees or expenses will be deducted from these payments.

    YES! Please add me to the Broker Co-Op Group. I have read these guidelines and understand that if I do not adhere to the Windermere Realty Trust Standards of Practice, RMLS Rules, and the Realtors Code of Ethics, I will be removed from the group.
