The Termination shall not go past 11:59 PM. Upon termination date, Tenant shall be required to vacate and clean the premises as agreed herein.
3. RENT. Tenant shall pay to Landlord the sum of $300.00 per day. The rental fee and the security / cleaning deposit must be paid in full before the rental is considered reserved. (Check or Money Order Only. No Cash)
4. Returned Checks. In the event that any payment by the Tenant is returned for insufficient funds ("NSF") or if Tenant stops payment, Tenant will pay $45.00 to the Landlord for each such check, as described above, Furthermore; the Landlord may require that the Tenant pay any returned checks and fees by CASH, money order or cashier's check.
5. SECURITY/CLEANING DEPOSIT. Upon execution of this Agreement, Tenant shall deposit with Landlord the sum of $125.00 (by Check or Money Order), as security for damages caused to the Premises during the term of the rental or failure to properly clean the rental area. ALL TRASH MUST BE PLACED IN THE RECEPTICALS NEXT TO THE WALKING TRACK.
6. REFUND OF SECURITY/CLEANING DEPOSIT. Upon termination of the rental, the funds held by the landlord as security/cleaning deposit may be applied to the payment of accrued damages that the landlord has suffered by reason of the tenant's noncompliance with the terms of this agreement or with the premises not being properly cleaned as agreed during occupancy. In the event any item in the Premises are destroyed or rendered unusable caused by the negligence of the Tenant the tenant herein shall be held accountable shall have the option of either repairing such damaged portion or reimbursing the Landlord for such repairs. The tenant has to turn in the property in the exact same condition as they received it
7. USE OF PREMISES. The Premises shall be used and occupied solely by renter, guests and immediate family, for the purpose of {typeOf164} and no part of the Premises shall be used at any time during the term of Tenant nor should they allow any other person, other than Tenant's immediate family or friends/guests, to use or occupy the Premises without first obtaining Landlord's permission to such use. You are not allowed to the use of this property to anyone, including other Lions Clubs.
8. CONDITION OF PREMISES. Tenant stipulates, represents and warrants that the Tenant along with the Landlord has examined the Premises and that they are at the time of this Lease in good order, repair, and in a safe, clean and rentable condition. The tenant has to leave the property in the exact same condition. It was when they received it.
9. HAZARDOUS MATERIALS. Tenant shall not bring any item of a dangerous, flammable or explosive character that might unreasonably increase the danger of fire or explosion on the Premises or that might be considered hazardous by any responsible insurance company.
10. MAINTENANCE AND RULES. Tenant will, keep and maintain the Premises and in as good and sanitary condition during the rental agreement and repair any damage caused by negligence during the rental term. All trash has to be taken away from the property.
11. INDEMNIFICATION. Landlord shall not be liable for any damage or injury of or to the Tenant. Tenant's family, guests, invitees, agents, or employees or to any person entering the Premises or the building of which the Premises are a part or to the goods or equipment, or in the structure of which the Premises are a part, Tenant hereby agrees to indemnify, defend and hold Landlord harmless from any and all claims or assertations of every kind and nature.
