Rental Information
Agreement, Deposit, and Payment: A signed Rental Agreement and non-refundable deposit must be submitted to ONSC in order to schedule and reserve your program. The deposit amount is equal to 10% of the program cost or $100, whichever is greater. Payment in full is due 2 weeks before the date of the program. Renter may revise guest numbers and facility rental details up to two (2) weeks prior to the event.
Refundable Security Deposit: There is a $500 refundable security deposit due before the date of the event. The refundable security deposits are returned within two weeks after the rental date pending inspection of the facility. Any damages will be deducted from this amount.
Set-up and Clean-up: The Renter is responsible for set-up, clean-up, and anything required during the event. This is not limited to but may include loading, unloading, signage, organizing, activities, and supervision of children. Renter will be responsible for clearing all trash generated at the Event and depositing it in the proper waste receptacles on site.
Kitchen: All health code rules and laws must be observed by anyone entering the kitchen for any reason. The kitchen manager will go over additional rules. The kitchen manager reserves the right to dismiss, exclude, or expel anyone from the kitchen at any time for any reason.
Outside Catering: If food is being catered by an outside source, the catering information must be provided at least 30 (thirty) days in advance.
Tables and Chairs: ONSC has a limited number of tables and chairs that come with specific building rentals. The Renter may bring in outside tables, chairs, and linens.
Alcohol: Alcohol may only be served at the Renter’s event. ONSC reserves the right to deny the request of the Renter to serve alcohol at the Renter’s event for any reason. Any alcohol distributed must be distributed in accordance with federal, state and local law. No alcohol may be sold unless the caterer has an off-premise caterer liquor license. No alcohol may be served to a minor. The Renter and ONSC agree that ONSC has no responsibility for any property damage or bodily injury resulting from any act or omission on the part of the Renter or Renter’s attendees due to alcohol consumption.
Smoking: Smoking is allowed only in designated area near the main parking lot. Please advise your guests. No smoking is permitted inside any of the buildings.
Driveway and Parking: The road leading to ONSC is gravel. The road is not on ONSC property and is not maintained by ONSC therefore ONSC is not responsible for any damage that may occur when accessing our property. Our property has limited parking. Carpooling is highly recommended for large groups.
Inclement Weather Plan: If the event was expected to take place outdoors, the Renter is required to have a backup indoor plan in case of inclement weather. No refunds will be permitted due to inclement weather.
Inherent Risk: The Renter recognizes that ONSC is a facility in the wilderness and inherent risks are involved in hiking, walking, and/or exploring the wilderness, including but not limited to: ticks, chiggers, venomous snakes, venomous spiders, large rocks, bluffs, and wildlife. All guests are responsible for their own safety and ONSC will not be held responsible for injuries that result from poor risk assessment.

Condition: The Space shall be provided by ONSC as-is and ONSC make no warranty regarding the suitability of the Space for Renter’s intended use. After the completion of the Event, the Renter shall leave the Space in the same or similar condition as received from the ONSC. Renters are responsible for the cost of repair or replacement of damaged, destroyed, or stolen property.
Damages: Beyond ordinary wear and tear, Renter shall be responsible for any damage caused by Renter’s use of the Space. Renter shall arrange for the repair of any such damage. In the event if Renter does not make any necessary repairs, ONSC shall arrange for the same at Renter’s expense.
Right of Entry: ONSC shall have the right to enter the Space at any time for any reasonable purpose, including any emergency that may threaten damage to ONSC property, or injury to any person in or near the Space. This includes both indoor and outdoor Space on the property.
Indemnification: Renter hereby indemnifies and holds harmless ONSC from any damages, actions, suits, claims, or other costs (including reasonable attorneys fees) arising out of or in connection with any damage to any property or any injury caused to any person (including death) caused by Renter’s use of the Space, including any acts or omissions on the part of Renter, its employees, officers, directors, independent contractors, or other agents. Renter shall notify ONSC of any damage or injury of which it has knowledge in, to, or near the Space, regardless of the cause of such damage or injury.
Revocation: ONSC shall have the right to revoke the License at any time prior to the Event Date, provided it gives Renter prior written notice of revocation. In the event that ONSC revokes the License prior to the Event for reasons other than nonpayment of fees or breach of this Agreement by Renter, ONSC shall refund to Renter the full amount paid by Renter in connection with this Agreement, including the entire Deposit.
Cancellation: Renter may cancel the Event by notifying ONSC and providing notice 2 weeks or more before the Event Date. In such an event, ONSC shall refund to Renter the full amount of the Rental Fee minus the 10% deposit. Renter will be billed 50% of contracted amount for cancellations made less than two (2) weeks prior to program date, and ONSC will also retain the 10% deposit.
Cancellations due to Covid-19 are eligible for full refund, including deposit, if made more than one (1) month prior to the program.
Assignment: Neither Party may assign or transfer their respective rights or obligations under this Agreement without prior written consent from the other Party.
