The offer is conditional upon the following terms:
- Said property is to be sold free and clear of all encumbrances, by good and marketable Warranty Deed. The earnest money is refundable if property cannot be delivered free and clear with marketable warranty deed and is not refundable for any other reason.

- Buyer agrees to switch utilities into their sole name no more than 3 business days after closing.

- All rents and/or security deposits will be prorated and credited to the buyer at closing.
- Buyer may amend the purchasing entity at any point prior to closing, this includes adding signatories to the purchasing party.
- This offer to purchase real estate is valid for 5 business days following the date of buyer signature.
- Buyer understands that this is a legally binding document that upon submission can be signed and accepted by seller there-by legally binding signing parties to the terms contained herewithin.
