    • What's an Emergency Contact?

      When a property owner is out of town or unavailable, it is crucial to have two separate designated emergency contacts to ensure any urgent issues are addressed promptly. This could be a close family member, a colleague, or a neighbor whom you trust. 

      Do they need to be local and live nearby?

      Yes -- insurance companies, contractors, and emergency responders alike depend on local emergency contact information for homeowners to ensure we have someone nearby who can quickly check in during an emergency. Having a local contact helps protect your personal belongings, reduce liability, and ensure safety and well-being in case of maintenance issues or welfare checks.


      Responsibilities and Authorizations:


      •Unit Access: This individual has a key to access my unit and is authorized to enter in case of an emergency.

      •Emergency Response: Authorized to respond to personal emergencies, such as well checks or other urgent matters that may arise.

      •Contact Authority: Can be contacted by the property manager for any issues related to the property during my absence.

      •Local Proximity: Emergency contacts must live nearby and be readily available to assist as needed.

      • Current Tenant: A person who is actively renting and residing in the unit under a signed lease agreement, with no notice to vacate submitted and plans to continue occupancy.
      • Noticed Tenant: A tenant who has submitted formal notice to vacate and is in the final period of their lease.
      • Future Tenant: A person who has signed a lease but has not yet moved into the unit.

    • City of South Burlington - Rental Registry Disclaimer

      The City of South Burlington has begun requiring a permit for any rental unit as part of the city's Residential Rental Registry Ordinance. Click here to learn more.

      We recommend that all owners provide a copy of their City of South Burlington Rental Registry Permit. City inspections not only ensure compliance with local ordinances but can also help identify maintenance or safety issues early, protecting both you and your tenants.

    • Renter's Insurance Disclaimer

      We recommend that all owners provide your Tenant(s) current renters insurance certificate of insurance (COI) with {ownerName} named as "additional interested party and showing at least $100,000 liability coverage. Typically, each invididual named as Tenant should have their own separate policy unless.

      Having proof of your Tenant(s) renter’s insurance COI on file ensures that their personal belongings and liability are covered, which reduces the chance that claims for tenant-related damages or accidents fall back on you as the owner.

      Your governing documents may require proof of insurance, and it is your responsibility to review those documents to confirm your obligations. If you choose not to provide a COI, please ensure that your governing documents permit this. For legal advice regarding your insurance responsibilities, we encourage you to consult with your attorney.

    • Mircom Call Box / Keyless Entry 
    • Mircom Call Box

      A MIRCOM call box is a building access system that offers two main features.

      1. Directory panel access via entrance: Guests can press a button on the Mircom panel's digital directory to request access to the building at the entrance(s). When guests arrive, they can look up a name or unit number (whichever the resident prefers to display) in the directory to request building access. A call will then be placed via the Mircom panel to a resident-designated phone number with a prompt to allow building access. This is the correct way to allow a guest into the building.

      2. Personal PIN code access for resident-use only: the MIRCOM panel allows residents to use a 4 numeric digit personal PIN code to access the building. This personal PIN code is reserved exclusively for residents and should not be shared with others, as it poses a security risk if shared.

      If you already have a designated phone number and personal PIN code that you would like to retain, please confirm by re-entering below.

    • Mircom Instructions for Investment Unit Owners

      Owner's own personal names should not be listed in the directory when they are approved to rent their unit and are no longer residents.  However, owners of investment units and property managers may still designate a personal PIN code for their own use to access the building for maintenance or inspections.

      Tenants names or unit numbers (whichever they prefer) can appear in the directory and should be linked to tenant provided phone numbers.  This will enable them to provide building access for guests.

      Tenants can also have their own separate personal PIN code, but Tenant's should be cautioned by the unit owner or property manager to keep their personal PIN code confidential.  Sharing the code with guests or delivery workers is strictly prohibited.

      We recommend that all owners provide a current Homeowner's Insurance Certificate of Insurance (COI) with this form. Having your COI on file gives both you and the association peace of mind — it confirms that your unit and liability coverage are active and up to date, helping to avoid disputes if an issue ever arises.

      Your governing documents may require proof of insurance, and it is your responsibility to review those documents to confirm your obligations. If you choose not to provide a COI, please ensure that your governing documents permit this.
