    This form is ONLY for new members or existing members needing to add a new property to their member account.
  • Please do not fill out this form unless you are either a new member registering your lots or an existing member wanting to add a new property to your account.

  • Please read: Before we can add a new lot to our system, we will first need a copy of your recorded deed(s). This document can be emailed to lakesofthenorth@gmail.com or you can bring it to the management office located at 6273 Pineview Dr. Mancelona, MI 49659. Hours: M-F 8am - 4pm. 

    As the buyer, it is your responsibility to conduct thorough research on property before making a purchase. This is to ensure that the lots you intend to buy have no past-due association dues or delinquent taxes and are free from any liens or other encumbrances. If you purchase a lot with a lien those debts and legal fees may follow you, up to and including foreclosure. Title work is recommended. 

    Please note that Association fees may be due upon transfer.

    To qualify for the secondary lot rate, all deeds must match, and they must be located within the same subdivision. 

    *Please do not complete this form without also sending a deed. We cannot add you to the system or transfer ownership of a lot without a recorded deed.

    (If you have not done so already, your deeds should be submitted immediately following the submission of this form) 

    The ONLY documentation we can accept as legal proof of ownership is a deed that has been recorded with the Register of Deeds office. 

  • If yes, please contact the Lakes of the North management office to request a copy of a dependent form. We will also need a copy of your dependent's birth certificate for our records. 

  • If you are the only one listed as the owner on a deed but have a spouse you would like to add as a member, please contact the Lakes of the North management office to request a Spouse Membership Form. We will also need a copy of your marriage license and  photo ID.

  • Membership: 

    In accordance with Article III Membership and Voting, section 3.03 A. Designation of Member Entitled to Use Common Properties. Every Member has a right in the nature of an easement to use and enjoy the Common properties under Article IV, Section 1 of the Declaration. To ensure the use of Common Properties is consistent with the Members’ residential use of the Common Properties, to prevent unauthorized use of the Common Properties, and to protect the Common Properties from damage and increased wear-and-tear occasioned by over-use, each Member shall designate one (1) individual who is entitled to use the Common Properties. Such designated individual, their spouse or partner, and their immediate family members under the age of twenty-one (21) who reside with the designated individual shall be entitled to enjoy the Common Properties. All other individuals with an ownership interest in the lot shall have the status of guest, whose use of the Common Properties shall be in accordance with subsection B. A member may change the designated individual at any time upon written notice to the Association.

    When the other multiple owners of the above lot wish to use the facilities, they may do so as guests, in accordance with the Amenity Fees Policy.

    If your parcel is deeded in the name of a company or LLC you are required to designate a principal owner. 

    *All deeds must match and your lots must be located within the same subdivision to qualify for the second lot discount

  • Some notes: This is a Residential Community and all commercial property (including rentals & AirBnB's) are prohibited. Camping is NOT permitted on vacant lots and there are building restrictions in place.

    A survey may be required to find the exact location and demensions of your property, and before clearing lots or building. 

     

    There are 8,028 lots ~ 10,000 Total Acres ~ 3,500 Common Acres ~ 19 subdivisions~ 160 campsites in Camper's Village ~ Lake Harold is 35 Acres & 10' deep ~ Pencil Lake is 35 Acres & 45' deep. 

     

    Failure to pay your assocaiton dues could result in collections, garnishment, judgement, lien, or foreclosure. Interest, late fees, and legal fees pay be applied to past-due accounts. We pursure all blight violations. 

    The current association dues are: $380 for a primary lot and $214 for a secondary lot and are subject to change with with a membership vote. Assessments are due annually on April 1st of each year. We do NOT prorate association dues. You will own for the fiscal year of purchase as well as each year your own. 

    Upon sale, we will need a copy of the newly recorded deed to remove a lot from your name.
