Full Disclosure of Financial and Investment History
At REIA Hard Money, we value transparency and open communication. It's important that you provide honest information regarding any past financial difficulties, including bankruptcies, foreclosures, or other significant events. While these factors may not automatically disqualify you from receiving a loan, failing to disclose them can delay the process or result in a denial of your application. We review each situation on a case-by-case basis and appreciate your honesty to ensure a smooth lending process.
- What cities/zip codes do you plan on doing transactions with us in? While we currently focus on lending within 45 miles of Milwaukee, our intention is to expand this considerably throughout Wisconsin over the next 12 months.
- Do you personally own or rent? If you own your home, how many years have you owned the property?
- Are there any other LLCs you have a partial interest in? If so, please list them.
- Any bankruptcies? If so, what was the result? (foreclosed, dismissed, Chapter 7 or 11, etc.)
- Have you ever had any judgments or liens filed against you or your business?
- Have you ever defaulted on any loans, either personal or business-related?
- Do you have any outstanding tax liabilities or unpaid taxes, either personal or business?
- Have you ever been involved in any criminal proceedings or investigations related to fraud, financial misconduct, or business practices?
- Have you had any past disputes or lawsuits with business partners, especially related to financial management?
