First of all, thank you for considering us as your private funding solutions. Our network of private funding partners would be happy to assist you with your vision.
Private funding partners work differently than hard money lenders, as they are individuals who use their hard-earned funds. Therefore, our underwriting process requires you, the investor, to answer a set of questions and provide a set of documents to ensure the viability and safety of the investment for our partners.

Key Considerations
- Any incomplete forms or missing documents will delay the underwriting process and extend the funding duration.
For private funding (short-term funds without equity and/or cashflow split) or Private Money Partner (PMP) not on title
1. The funding amount you are requesting MUST be able to be secured by enough equity in the collateral you provide. Enough equity means the total sum of liens is less than 80% of the AS-IS value of the collateral property for a borrower that has less than 5 deals experience; and less than 90% of the AS-IS value of the collateral property for a borrower that has more than 5 deals of experience.
2. Funds are provided at closing and paid back at the end of the requested timeline with interest (no origination fees or monthly interest payments available).
3. All the funds in this request are subject to the foreclosure process typically 30-60 days after the requested timeline.
4. This form will provide you with the current market rate for fees and penalty fees. You are welcome to offer something different. The lower your offer compared to the market, the lower your probability o being funded and vice versa.
5. Finally, all our funding requests are to be secured with a JV agreement, a promissory note, a deed of trust, personal guarantee and a lender's policy
For Private Money Partner (PMP) funding (equity/cashflow split)
1. Funds are provided at closing
2. Once funding has been provided, we no longer are involved in this transactions or decisions with your lender.
