PARK RULES:
1. Payment is due in full prior to arrival and on the 1st day of every month thereafter. The rental agreement is null and void if deposit payment and 1st month rent is not received prior to move in. Rent not paid by the 5th will incur a $20 late fee. If rent remains unpaid after the 5th, tenant will be evicted from the property.
2. A rental deposit of $200 will also be paid prior to move in. Deposit will be returned when tenant moves out less any unpaid rent and fees or costs for damages. IF TENANT MOVES OUT PRIOR TO MONTH END, UNUSED RENT WILL NOT BE REFUNDED.
3. DKM RV Park, it's owners, employees, or affiliates will not be responsible for the theft or damage to any property, and tenant agrees to hold DKM RV Park, it's owners, employees, and affiliates harmless and to assume all responsibility for insurance of the property kept at the RV park and to indemnify it against liability and/or property damage liability.
4. Children and pets are welcome at our park. However, NO PIT BULLS ARE ALLOWED & NO MORE THAN 2 PETS PER LOT. We ask that you please be responsible for your children and pets and ensure that they are under supervision at all times. They are to be courteous of other tenants and of their property. Dogs must be on a leash at all times while outside. Outside pets are not allowed. Please make sure your pets use the designated grass area for potty and not the gravel or around any lot. TENANTS MUST CLEAN UP THEIR PET'S WASTE.
5. Quiet time is between the hours of 9:00 pm and 8:00 am. There should be no loud music, excessive noise, or visitor traffic during this time. If your neighbor can hear it, then it's too loud.
6. Tenant, any member of tenants household, a guest or other person under the tenants control, shall not engage in criminal activity, including drug-related criminal activity, on or near the premises.
7. Two vehicles are allowed per lot. Park your vehicle in the designated parking for your lot ONLY. Vehicles that are not operational must be removed from the park.
8. The pavilion is to be enjoyed by all tenants. Please leave the pavilion in the condition as you found it. Do not leave any trash or personal belongings at the pavilion.
9. Tenant is responsible for keeping their rented lot clean and in its original condition. This means the only items allowed outside your RV or camper are BBQ grills, outdoor fruniture, and potted plants. DO NOT store items under your RV or camper unless it is hidden by well-maintained underpinning. Make-shift underpinning is not allowed. Storage buildings are not allowed. Permanent landscaping is not allowed. Potted plants must be in a container designed for potted plants; not in repurposed containers. You must keep your lot free from trash at all times. Tarps to cover leaky roofs are allowed on a temporary basis only and must be transparent/clear in color. We will allow the use of tarps for up to two weeks while repairs are being made.
10. Altercations with other tenants or visitors are not allowed.
11. The use of firearms are STRICTLY PROHIBITED on our property. This includes brandishing, aiming, or displaying a firearm in a threatening manner. Violation of this firearm policy is is grounds for immediate eviction.
12. Two adults are allowed per site unless the adults are tenant's children.
13. Understand that any violations to the above rules will result in a $20 fee per violation and will be due with the following months rent.
14. DKM RV Park, it's owners, employees, or affiliates assumes no responsibility whatsoever for private property left in the RV park or on any other area or facility; and that DKM RV Park, it's owners, employees, and affiliates are hereby expressly released and discharged from any and all liability for any loss, injury, or damage to person or property which may be sustained during the term of this agreement.
