Insurances
Prior to occupying the property, the lessee must provide the landlord the following insurance evidence.

· Minimum $20,000,000 public liability insurance

· Plate glass insurance

The policy must state the landlord as the interested party and the situation noted as the property address.

Lessee's Costs
- The lessee will be required to provide a bank guarantee / bond to the landlord or landlords managing agent prior to taking posession of the property. The bond amount will be determined and advised following review of the application form.

- One months rent, outgoings and GST will be required as an advance rental payment

- For a lease of 3 years or less, the lessee will be responsible for the lease preparation cost of $500 + GST

- For a lease of over 3 years, the lease will need to be prepared by the landlords solicitor and may incur a cost to the lessee
