  • The following space rental agreement is made effective as of Pick a Datebetween Birthworkers of Color Collective and .

  • 1. Premises

  • Space 1: Front Area (excludes offices)

    • Standing room approximately 45, Seated approximately up to 30
    • Various seating and tables available including, Couches, loveseats, arm chairs.
    • Best used for groups, presentations, and classes.
    • Additional seating available at request
    • Access sink, refrigerator, and microwave.
    • Bathroom
    • Parking, small shared parking lot and ample street parking

    Space 2: Clinic Area (excludes offices)

    • Best used for individual practitioners and healers or small group sessions.
    • Space for Massage Table
    • Furniture available- 1 couch and 1 lounge chair
    • Personal sink
    • Access to kitchen, including sink, refrigerator, and counter space
    • Bathroom
    • Parking, small shared parking lot and ample street parking

  • 2. Use of the premises

  • The Birthworkers of Color Collective is dedicated to promoting social justice, equality, and inclusivity. As the property manager, we prioritize a space that aligns with these values. By entering into this lease agreement, the tenant agrees to conduct activities and uphold principles that are consistent with the mission and values of BWOCC. Birthworkers of Color Collective and its representatives retain the sole discretion to determine whether the tenant's actions are inconsistent with the values of BWOCC.

    This clause is intended to create a harmonious and inclusive environment within the property and to ensure that the space is utilized in a manner that refects the social justice values of BWOCC.

  • The Tenant shall use the space solely for and any unauthorized use is strictly prohibited.

  • 3. Term

  • Tenant agrees to rent the above space(s) onPick a Date*   until   Pick a Date*   from *  to * , for a total of   *  hours.

  • 4. Rental Fees

  • Tenant agrees to pay in agreement with the following rates:    1

  •  Tenant agrees to pay the total rental fee of * prior to the rental start date of   Pick a Date* . Payment can be made via Paypal, Venmo, Zelle, or Check.

  • 6. Deposit

    Tenant understands that a deposit must be made to block the date(s) and time(s)requested above. Tenant also agrees to provide a non-refundable deposit of half of the total balance at the signing and return of this Agreement. The deposit will be deducted from the remaining space rental fee balance. The Landlord agrees to provide an electronic invoice for and confirmation of the deposit.

  • 8. Cancellation

    Either party may cancel the reservation with written notice of 7 days before the intended rental start date. If canceled within 7 days of the rental start date, Tenant will forfeit the security deposit. Should the Tenant engage in activities, promote beliefs, or behave in a manner contrary to the social justice values upheld by Birthworkers of Color Collective, we reserve the right to terminate this lease agreement with immediate effect and there will be no refund provided. Such actions may include but are not limited to discrimination, harassment, or any activity that goes against the principles of social justice and equality

  • 9. Liability

    Tenant agrees to indemnify and hold Birthworkers of Color Collective harmless of and from any liabilities, costs, penalties, or expenses arising out of or in connection with renting the premises.

  • 9. Local, State, and Federal Laws

    Tenant agrees to comply with all applicable laws and engage in illegal conduct on the premises. Birthworkers of Color Collective reserves the right in its exclusive discretion to remove anyone who violates such laws or participates in any conduct that jeopardizes the rights, use, or safety of its staff, guests, or building.

  • 10. Signatures

    Landlord and Tenant have read and understood the terms of this Agreement andhereby agree to be bound by its terms.
