WARRIOR RIZEN RANCH RULES:
-Speed Limit: 5 mph on ranch property. Watch for children and dogs.
-Trailer Parking: Park on the west side of the barn (close to the fence) or on the east side off the road.
-Other Vehicles: Park in front of the arena, backing in only. Be mindful of big rocks, animals, and people.
-Hay Barn Corner: Use extra caution when turning—space is tight.
Arena Rules
-No Dogs: No dogs in the arena or off-leash dogs in the indoor stall aisle.
-Saddling Horses: Saddle horses outside at trailers or use the tie rail outside the saddle barn.
-Arena Entry: Enter through the man door on the southwest building corner; keep the door closed while riding.
-No Tied Horses: Once riding begins, do not tie horses to outside walls.
-Safety Riding: No double riding or reckless riding; always watch for others.
-Direction: When loping circles, all riders must go in the same direction to avoid collisions.
-Helmets: Riders under 18 must wear a helmet at all times.
-Children: No children in the arena unless riding, properly helmeted, supervised at all times, or with written permission from management.
-Waivers: Everyone in the arena, including spectators, must sign a waiver.
-Pregnant Women: No expectant (pregnant) women may ride at this facility.
-Turning Horses Loose: Only the sole user may turn a horse loose to roll; guests may not turn horses loose to run around.
-Clean Up: Remove hair after shedding out a horse; scoop manure around your trailer or arena.
-Equipment: Return all used equipment to its original location.
-Arena Maintenance: Fill any holes dug by a horse using the shovel provided inside the aisle.
-Guest Horses: No guest horses or outside riders in the indoor stall area.
-Restrooms: Use the kitchen area restrooms; remove boots before entering.
-Alcohol: Alcohol is not allowed anywhere on the premises.
-Supervision: A WRR employee or authorized adult must be present whenever clients/students are saddling or riding.
Humane Treatment: No inhumane treatment of animals—WRR employees determine acceptability.
Facility Use: Never ride horses through man doors; use only the big roll-up doors for horse passage.
-Age Restrictions: Riders must be 8 years or older to ride in the arena or on trails and must be accompanied by an approved adult.
Equipment Use: Do not use the tractor or ranch equipment without explicit permission.

GENERAL WAIVER, ASSUMPTION OF RISK, AND RELEASE OF LIABILITY
IMPORTANT: THIS DOCUMENT IS A LEGAL CONTRACT. READ CAREFULLY BEFORE SIGNING.
1. PARTIES COVERED
This Release and Waiver of Liability (“Agreement”) is entered into by the undersigned (“Participant”), individually and, if applicable, as legal guardian for any minor child(ren) named below, for the benefit of Warrior Rizen Ranch, LLC; 5 S Land & Livestock, LLC; Porterville Acres, LLC; Schlichte Family Limited Partnership; Schlichte Family Investments, LLC; John & Barbara Schlichte; all property owners; affiliated, parent, subsidiary, and related entities; all successors, assigns, officers, directors, members, managers, agents, employees, volunteers, insurers, and representatives (“Released Parties”).
2. ACTIVITIES COVERED
This Agreement applies to all activities occurring on, sponsored by, or otherwise associated with Warrior Rizen Ranch (“Ranch”), including but not limited to: horseback riding, animal care, hunting, shooting, fishing, swimming, hiking, rodeos, use of ATVs or snowmobiles, operation of farm machinery, food service, buggy rides, calf roping, gardening, agricultural work, event or wedding services, instruction, volunteer work, tours, recreational events, and all other activities or events offered or hosted by the Ranch (“Activities”).
3. ASSUMPTION OF RISK
The Participant fully comprehends and accepts that Activities involve inherent risks—known and unknown, anticipated and unanticipated—including serious bodily injury, death, and property damage. Risks include, but are not limited to, the behavior of animals (wild or domestic), unpredictable natural forces, use of vehicles, terrain, equipment, foodborne illness, acts or omissions of other persons, and any other hazards associated with a working ranch. The Participant expressly assumes all risks voluntarily and knowingly.
4. RELEASE AND INDEMNITY
In consideration of being permitted to participate in Activities, the Participant expressly waives, releases, and discharges the Released Parties from any and all claims, liabilities, causes of action, damages, costs, or suits (including attorneys’ fees and defense costs) arising from or related to injuries (including death), property damage, or loss suffered during, related to, or arising out of any Activities, whether caused in whole or in part by the negligence, acts, omissions, or fault of any Released Party or otherwise.
The Participant further covenants not to sue any Released Party and agrees to indemnify, defend, and hold harmless all Released Parties from and against any and all claims, damages, liabilities, losses, costs, and expenses (including attorneys' fees) arising from or relating to the Participant’s (or minor’s) presence, participation, or conduct at the Ranch.
5. MEDICAL TREATMENT & INSURANCE
The Participant authorizes the Ranch and its agents to seek emergency medical treatment for the Participant or listed minor(s), at the Participant’s sole expense, if deemed necessary. The Participant affirms that he/she maintains adequate medical and accident insurance or will bear all costs of injury, illness, or property loss personally.
6. PHOTOGRAPHY & MEDIA RELEASE
The Participant grants to the Ranch unrestricted right to use, reproduce, and display photographs, video, or other media of the Participant (or minor) for promotional, educational, or other business purposes in a responsible and professional manner. Upon written request, the Ranch will remove specific media within 30 days.
7. SAFETY & RULES COMPLIANCE
The Participant agrees to abide by all Ranch rules, safety instructions, and directions. The Ranch reserves the right to terminate Activities immediately for conduct deemed unsafe, noncompliant with instructions, or disruptive, without refund or further obligation.
***SPECIAL WARNING REGARDING HORSES AND ANIMAL BEHAVIOR***
Safety & Behavior Advisory for Horses and Rodeo/Stock Animals
Animal Instincts:
Horses and livestock are inherently unpredictable. Warning signs such as sudden tensing, flattened ears, head tossing, or snorting indicate agitation.
Vision:
Animals may look in multiple directions and have significant blind spots. Approach calmly from the shoulder, never from behind or directly in front.
Blind Zones:
Animals cannot see directly behind or below themselves; never surprise them in these areas.
Size & Strength:
These animals weigh between 600–1,300 lbs and are significantly strong and powerful.
Defensive Actions:
Animals may kick, bite, rear, or bolt when startled or threatened; avoid loud noises, sudden movements, and improper equipment.
Falls:
Any fall from an animal is typically 3–6 feet and can result in severe injury.
Protective Gear:
Wearing a properly fastened helmet, hard-soled boots, socks, and long pants is strongly advised for all riders and handlers.
Respect:
Always treat animals calmly and with respect to minimize risk.
