*RESERVATION AGREEMENT FOR FUTURE LEASE**
**This Reservation Agreement ("Agreement") is made and entered into this [date] and between Vitalia LLC ("Landlord"), and [legal name], ("Tenant").**
**1. Reservation Purpose:* This Agreement serves to express Tenant's interest in leasing the apartment located at Duna Residences or similar residences at St. John's Bay, Próspera Zede, Roatán, Honduras, ("Premises" Tenant agrees to place a deposit to be on the list for a three-month lease of the Premises, subject to finalization of lease terms.
**2. Deposit: Tenant shall pay a deposit of $1,000 upon signing this Agreement. This deposit reserves the Tenant's opportunity to lease the Premises under a future lease agreement yet to be executed. The deposit is either refundable with 60 days notice or can be applied towards the rental deposit of the lease, based on the Tenant's decision at the time of lease execution. If applied to the rental deposit, at the time of termination of the rental agreement, and based on the conditions of the rental unit upon lease termination, the deposit will be reimbursed to the Tenant.
**3. Selection of Units: ** The choice of specific units to lease will be based on the order in which deposit agreements are received and subject to the availability of units at the time of lease
**Lease Duration:** The initial term of the lease will be three months, with the option to renew under terms to be agreed upon at the time of lease execution. - **Rent:** The monthly rent amount will depend on the size and location of the unit selected. *5. Subletting Provision:* Should the Tenant decide to proceed with the lease, they may sublet the Premises with prior written consent from the Landlord. All subletting terms will be detailed in the future lease agreement.
