This Schedule to the Agreement, inter alia, sets out the details of the provision of services, confidentiality and representation by the Brokerage, and subject to the terms of Clause 13 in the Agreement (Conflict or Discrepancy), is in addition to provision of services, confidentiality and representation set outin the Agreement. This property will be listed as a mere posting. In a mere posting arrangement, the Brokerage's role is primarily to post the property on the MLS platform, making it visible to potential buyers and other real estate agents. Sellers retain more responsibility for tasks like showing the property, negotiating offers, and managing paperwork.
SERVICES PROVIDED BY THE BROKERAGE:
Posting on Local Real Estate Board MLS® System: We will post your property listing on the real estate board's MLS® system to maximize visibility to potential buyers and real estate agents. Amendment of Listing: We will assist in amending the listing as needed to reflect any changes or updates to the property information. Providing Information to MLS® System: We will provide relevant information about the property to the MLS® system, ensuring accuracy and completeness of the listing. For Sale Sign: We will provide a "For Sale" sign to be displayed on the property, aiding in attracting prospective buyers. Note: These services are limited to the scope outlined above and do not include additional services such as negotiation, legal advice, or full representation.

In a MERE posting, the listing brokerage role is to post the property on the MLS platform, making it visible to buyers and other real estate professionals. Sellers retain responsibility for listing information, showing the property, negotiating offers and the offer to purchase.
1. The Brokerage will not assume responsibility for retaining deposit monies in the real estate trust account or for collecting any agreed upon remuneration between the seller and the buyers agent, if applicable. 2.

3. The Brokerage will not handle the conveyancing documents to the lawyers. It is the seller's responsibility to manage all documents.
SELLER CONSENT:
The Seller consents to the Brokerage advertising the property's sale by publishing the listing price, street address, and property picture. The seller instructs the Brokerage to display their personal telephone number on the listing so the seller can be contacted directly
LATENT DEFECTS:
Seller is obligated to disclose latent defects to the buyers and inform the brokerage if any exist.
REPORTING SALE OF PROPERTY
The Seller acknowledges the Brokerage's duty under MLS® Rules to promptly report status changes. The Seller agrees to:
Notify the Brokerage immediately upon accepting an offer, providing offer details. Inform the Brokerage immediately of a firm sale, and submit the accepted Offer and condition removal notices promptly.
The Seller commits to providing accurate property information to maintain consistency across platforms. They agree to indemnify the Brokerage for late reporting charges and any fines due to inaccurate information.
Confidentiality: The Brokerage pledges to maintain strict confidentiality regarding all information concerning your property.
Representation: While our services are limited to mere posting, the Brokerage commits to representing your interests with integrity and professionalism. Our representation includes presenting your property on the Multiple Listing Service MLS® platform.
ELECTRONIC SIGNATURES
The Seller allows the Brokerage to communicate electronically regarding the Service, including sending emails to the provided email address. This covers acceptance of this Contract, notifications about the Service, payment authorizations, and other relevant matters. If required by law to provide certain communications or records in written form, the Seller agrees to receive them electronically.
