Five Lakes is a friendly community, made up of residents/property owners of all ages and backgrounds. We hope your ownership will be a pleasant experience. The FLPOA Assessments are mailed out in December, due January 15th, and late February 15th. The second Assessment is mailed out in June, due July 15th, and late August 15th. The $25 late fee is assessed monthly for each lot.
We have a monthly Board Meeting on the 2nd Saturday of each month held at the Community Center at 9:00 am
The Covenants and Restrictions are the governing rules at FIVE LAKES, please retain these for your references. Current copies are on the HOA websight.
The HOA websight contains current events and the documents members may need. Some documents can be submitted directly from the websight to the HOA but others may need to be printed, filled out, and emailed to the office. To preserve the integrity of the Five Lakes development it is required that you fill out a Construction Permit Application before any building is placed, or setting a mobile home on your property, or a garage, carport, storage building, deck, fire-ring, doghouse for pet protection, roof, fence, etc. is installed or built. You can print from the websight or request one. ALL APPLICATIONS MUST BE APPROVED BY THE ARCHITECTUAL & ENVIRONMENTAL (A&E) COMMITTEE AND POSTED BEFORE YOU BEGIN YOUR PROJECT, SEWER CONNECTIONS, DRIVEWAYS, TIN HORNS ETC. THe permits are located on the websight.
Main gate has a keypad, code is changed the 1st day of every month. Please email the office at flpoa300@gmail to be sent the signup email to sign up to receive the monthly gate code by text messages and/or email. Those with clickers can contact the email above for help in setting up the clicker code.
Our community bulletin board located near the mailbox area, includes information and events happening here at Five Lakes, should you have information you would like to display, please contact the Office.
The swim area and Community Center are for the enjoyment of residents and their guests. Lifeguards are NOT provided: SWIM AT YOUR OWN RISK. PETS ARE NOT ALLOWED IN OR NEAR THE BEACH OR SWIM AREA, FISHING WILL ONLY BE ALLOWED AT NON-SWIM AREA. The Community Center may be reserved online at the HOA websight. A signed rental agreement which is available on the websight, must be signed and submitted before approval can be made. A daily fee of $50.00 and a $200.00 deposit is required. The deposit may be refunded once your event is over, and an inspection has been made. There is an outside restroom at the Community Center that is available Spring through Fall. It is closed in the winter! We have a basketball court and a playground. A small underground storm shelter is also located near the Community Center. Fishing docks are available on the Fish & Swim Lakes. THESE ARE CONSIDERED COMMON GROUNDS.

THE SUBDIVISION'S 15 MPH SPEED LIMIT IS FOR THE SAFETY OF PERSON WALKING OR DRIVING GOLF CARTS. Golf cart drivers MUST BE 14 YEARS OF AGE UNLESS ACCOMPANIED BY AN ADULT. (4) WHEELERS, UNLICENSED MOTORCYCLES, DIRT BIKES, MINIBIKES, GO CARTS OR ATV'S ARE NOT ALLOWED). As member of the FIVE LAKES PROPERTY OWNERS ASSOCIATION, you are always responsible for your guests!
