    Code of Conduct and Property Use Waiver

    Please read this waiver carefully before accessing or using Spirit Of The Heavens’ website or visiting our physical location.

    By accessing our website or visiting our premises, you acknowledge and agree to the following terms and conditions:


    Private Property and Guest Access

    Spirit of the Heavens ("S.O.T.H.") is a sanctuary dedicated to personal growth and inner reflection. It is a private property and access is limited to registered overnight guests only. Additional visitors are permitted only with prior written approval and completion of all required forms.

    Business, Promotional, or Professional Use

    Business, promotional, or professional use of the property is not permitted. This includes operating any business activities, offering paid services, or producing content for promotional purposes.


    Quiet Environment and Considerate Conduct

    Guests agree to maintain a quiet environment and to avoid activities or items that disrupt other guests. Items or behavior that create loud noise, smoke/strong odors, or open flames are not allowed. Failure to comply may result in immediate eviction without a refund.


    Land Reverence Guidelines

    Please honor the land and its caretakers by refraining from the mentioned etiquette violations and showing appreciation for the environment and structures. Respect the property’s integrity, avoid harm, and be grateful for the opportunity to be here. Keep in mind that this is private property opened to guests. Thank you for helping preserve the land’s beauty.

    Security Monitoring

    For the safety of all guests and staff, Spirit of the Heavens maintains security cameras at the main entry gate and select non-private exterior areas. Guests may not cover, block, disable, unplug, or tamper with any security equipment.


    Compliance with Policies

    Guests and website users are required to comply with all Spirit Of The Heavens policies, guidelines, and property rules. Failure to do so may result in removal from the property, cancellation of access, applicable fees, or further action as necessary.


    Safety Disclaimer

    Guests acknowledge and accept that they utilize the property at their own risk. The host and property owners shall not be held liable for any injuries, accidents, or damages that may occur during the stay. Guests are responsible for their own safety and well-being while on the premises. You shall exercise caution and adhere to any safety guidelines provided by the host.


    Legal Disclaimer

    S.O.T.H. reserves the right to take legal action and impose fines against any individuals or entities found to violate our policies, including unauthorized commercial activities on our land. Any disputes arising from the use of S.O.T.H.’s land or website will be governed by the laws of Arizona, USA.

    For health, safety, and liability reasons, smoking, vaping, alcohol, illegal drugs, discharging firearms, and the use of scented or unscented candles are strictly prohibited anywhere on the property. Violation of this policy may result in immediate removal from the property without refund, associated fees, and further action as necessary.
     
    This form applies to all interactions, engagements, products, lodging, services, and experiences associated with my connection to Spirit Of The Heavens, Sedona.


    Non-Discrimination

    Spirit Of The Heavens, Sedona, does not discriminate against, or segregate, any person or group of persons on the basis of race, color, sex, creed, national origin or ancestry in accepting participants in the programs offered, and the occupancy, tenure or use of the property or any portion thereof.


    Release and Indemnity

    The undersigned hereby releases S.O.T.H., LLC dba Spirit Of The Heavens, Sedona, and its assignees, transferees, principals, heirs, partners, officers, directors, employees, agents, and volunteers from any and all liability, claims, demands, actions, or causes of action whatsoever arising out of or related to any loss, damage, or injury, including death, that may be sustained by me or to any property belonging to me while participating in any activities, services, or events at Spirit Of The Heavens, Sedona.

  • S.O.T.H. Guest Terms & House Rules

    Please read the following Guest Terms & House Rules carefully.

    By signing below, I acknowledge, understand, and agree that all terms, policies, rules, conditions, fees, and requirements set forth in this section are binding and apply to my stay at Spirit of the Heavens. I understand that violation of these terms may result in additional charges, removal from the property, cancellation of access, and any other action permitted by law or policy.


    Guest Terms
    The following Guest Terms apply to my stay:

    • Spirit of the Heavens is private, reservation-only overnight lodging intended for a quiet stay, and not for parties, disruptive activities, or organized use of the property.
    • Wi-Fi access varies by lodging type and may not be available in all outdoor spaces.
    • I am responsible for arranging my own travel insurance to cover any unforeseen circumstances during my stay.
    • Any approved visitor must receive prior written approval and complete all required forms before entering the property or any lodging spaces.
    • Spirit of the Heavens is located in a remote area, approximately 18 minutes from Sedona and 20 minutes from Cottonwood.
    • Access to the property includes a well-maintained, approximately 2-mile dirt road. Most standard vehicles are suitable, but guests should drive slowly and with care, especially during or after inclement weather. Rear-wheel drive vehicles are not recommended.
    • If bringing one or more vehicles, guests must notify Spirit of the Heavens in advance through the reservation message thread. A Vehicle Registration Form will then be sent and must be completed for each vehicle brought onto the property.
    • Check-in begins at 4:00 PM. Self check-in is available until 7:00 PM. Arrivals after 7:00 PM are considered late check-ins and require prior approval. A $50 late check-in service fee applies. We are not able to accommodate check-ins after 10:00 PM. If arrival by 10:00 PM is not possible, the reservation will remain active and access may begin the following morning, with the original check-out date and time unchanged. The late check-in service fee does not apply to returning guests who are already familiar with the property and arrival process.
    • Our team responds to non-emergency messages between 8:00 AM and 10:00 PM local time. Messages received after hours will be responded to the following day.
    • All guests may be required to present valid, government-issued photo identification that exactly matches the reservation name. Temporary IDs, voter IDs, and other unofficial identification are not accepted.
    • Most smaller cabins have private, detached bathrooms located a short walking distance from the lodging.
    • Guests staying in the Fire, Water, and Air Lotus Belles, as well as the Spica Selene Dome, use bathhouse facilities located a short walk from the lodging, including private shower rooms and private restroom rooms.
    • The Solaris Gathering Space includes an air fryer, microwave, convection oven, Keurig coffee maker, reverse osmosis water, indoor and outdoor seating, Wi-Fi, a workspace area, restrooms, and other shared amenities for guest convenience.
    • Sedona-sourced reverse osmosis water is provided for my stay. If I would like an additional 5-gallon refill during my visit, it is available for $10 per refill.


    House Rules
    The following House Rules apply to all guests and must be followed at all times during the stay:

    • For security purposes, only registered guests are allowed on the property.
    • Gatherings, parties, ceremonies, retreats, commercial activity, business-related activity, and events are not permitted.
    • Drugs, alcohol, smoking, and vaping are strictly prohibited anywhere on the property. Any violation may result in immediate removal without refund and any related charges.
    • Guests may not cover, block, disable, unplug, or tamper with any security equipment.
    • Access to the property is limited to registered guests and authorized staff only.
    • Outside visitors, vendors, delivery drivers, tour operators, rental companies, and service providers are not permitted on the property unless pre-approved in writing. 
    • Guests may not share gate codes, check-in instructions, parking details, or other access information with third parties.
    • Tailgating through the entry gate is not permitted. Each guest or vehicle must enter using its own approved access instructions, even if arriving together. Please do not follow another vehicle through the gate. No exceptions.
    • Questions, concerns, and requests must be directed through the reservation message thread whenever possible. Guests may not approach on-site staff, including housekeepers, maintenance workers, landscapers, etc for assistance unless specifically directed by management.
    • Quiet hours are from 10:00 PM to 8:00 AM.
    • Food and drinks should be enjoyed only in designated dining areas. Eating in bed is not permitted.
    • In the Solaris Gathering Space, guests must use only the provided compostable plates, cups, bowls, and utensils. Personal dishes, glassware, cookware, or non-compostable serving items should not be used in Solaris.
    • Decorative pillows and accent pillows provided in the lodging must be removed from the bed before sleeping and should not be used as sleeping pillows.
    • Please do not strip the linens or wash towels during your stay.
    • Guests are expected to maintain cleanliness in shared spaces and leave them welcoming for others.
    • Guests may not rearrange furniture in cabins or shared spaces. If furniture is moved and extra time is needed to restore the original layout, an additional fee may apply.
    • Kindly turn off the A/C when leaving your lodging, where applicable.
    • For Lotus Belles: the mesh door must remain fully zipped at all times, and the outer canvas door must be zipped completely closed when exiting. Guests are responsible for damage caused by misuse of the zipper or door system.

     

    Pet Policy
    For approved pet-friendly stays, the following Pet Policy applies:
     

    • Only certain lodgings allow pets.
    • The standard pet fee is $99 for one pet.
    • A second pet, if approved, is an additional $49. 
    • A maximum of two pets is permitted. 
    • Dogs are welcome only with prior approval. 
    • Spirit of the Heavens is generally best suited for small to medium-sized dogs, and large or high-energy breeds may be declined.
    • Service animals are not considered pets and are not subject to pet fees. Any applicable accommodation requirements will be honored in accordance with governing law and applicable platform policy.
    • Lodgings are not fenced.
    • Dogs must be leashed and with their owner at all times when outside.
    • Dogs may not be tied up or left unattended outdoors.
    • Wildlife is present on the property, including coyotes, and that outdoor supervision of dogs is required at all times.
    • If a dog is left unattended inside the lodging, it must be safely contained in a crate or indoor pet pen.
    • Indoor pet pens are available for rental through the Guidebook Store.
    • Guests must clean up after their pets. Brown towels must be used for drying paws, or any pet-related messes. White towels, bedding, and linens may not be used for these purposes.
    • Guests are responsible for any pet-related damage, excessive cleaning, shedding, odors, disturbances, or policy violations.
    • If significant pet hair removal is required after checkout, a minimum $25 cleaning fee will apply.
    • Failure to properly clean up pet waste will result in a $25 cleanup fee.

     

    Amenity Use Policies
    The following terms apply only where the listed amenity is included with or associated with the guest’s lodging.

    Hot Tub Use

    • Hot tub use is at my own risk.
    • The hot tub may only be used by persons 16 years and older.
    • Guests should rinse off before use and may not enter the hot tub with oils, lotions, bath products, self-tanner, glitter, sunscreen, or other substances that may affect water quality.
    • Guests should wear sandals or slippers outdoors before entering so dirt and debris are not carried into the hot tub.
    • Guests may adjust the temperature and turn the jets on or off for comfort, but may not tamper with any other control modes, settings, filters, or equipment.
    • The hot tub cover must be replaced securely after each use.
    • Any issue or malfunction must be reported immediately
    • Guests may be charged for damage, contamination requiring draining or refilling, or misuse of the equipment.

     
    Sauna Use

    • Sauna use is at my own risk.
    • The sauna may only be used by persons 16 years and older.
    • Guests should enter with clean, dry feet and may not bring in excess dirt, debris, oils, lotions, or wet items that may affect the space or equipment.
    • For Crystal Moon guests, black towels are provided for sauna use and should be placed on the bench while sitting, rather than sitting directly on the wood.
    • Guests may turn the sauna on or off as needed for use, but may not tamper with any other controls, timers, heating elements, or electrical components.
    • The sauna must be turned off after use.
    • Any issue or malfunction must be reported immediately.
    • Guests may be charged for damage caused by misuse.

     
    Fire Pit & Propane Use

    • Fire pit access, where provided, must be used responsibly and in accordance with all posted instructions and any local fire-safety guidance or burn restrictions.
    • Fire pit must never be left unattended while in use.
    • Paper, wood, plastic, food, and any other non-approved materials may not be placed into the fire pit.
    • For listings with a private fire pit, one propane tank is included with the stay. If the tank provided is used and an additional tank is requested, it may be supplied for $10 per tank.
    • Fire pits are great for s’mores, however they are not intended for cooking other food items. For grilling or preparing food, please use the amenities provided at Solaris.
    • Guests are responsible for damage caused by misuse or prohibited materials.

       



      Fees, Damage & Additional Charges

    • Guests are accountable for the condition of the property and any damage, loss, or missing items incurred during their stay.
    • Lost or damaged remote controls, including TV, A/C, or fan remotes, will incur a $100 replacement fee.
    • White linens and towels must be used with care. A $25 fee applies for removable stains. If an item cannot be restored, replacement charges will apply at cost. Current replacement costs include $70 for the towel set, $110 for the King bamboo sheet set, and $100 for the King bamboo duvet cover set.
    • If additional cleaning is required due to preventable guest actions, including leaving doors, screens, or other openings open and allowing insects, critters, or debris into the lodging, a $99 deep cleaning fee may apply.
    • A $85 cleaning fee applies for stays of 7 or more nights or for checkouts on major holidays. This fee is separate from any other applicable charges related to damage, excessive cleaning, or policy violations.
    • Unauthorized access arranged or enabled by a guest may result in a $500 unauthorized access fee, immediate removal from the property, and additional associated charges.
    • Interference with security equipment may result in a $250 fee, removal from the property, and additional associated charges. 
    • Operation of unauthorized motorized recreational devices on the property may result in a $1,000 fee, termination of the stay, and removal without refund.
