Our policy, as indicated within your lease, is that you are required to give written notice to vacate. In order to determine how many days’ notice you must give (typically either 30 or 60), please refer to your lease agreement in your online portal.
Your account will be charged all rent and fees through the end of the lease term OR for the indicated number of days from the date that the notice was received in accordance with your Lease Agreement.
If the notice period ends after the lease termination date, your account will be charged a prorated rent amount for the days you remained in possession of the keys that month. You are required to pay the last month’s rent in full and on-time. Security Deposits cannot be considered as the last month’s rent payment.
Move-Out Procedures:
Please complete all applicable Move-out Checklist items listed on the page to follow. We expect that you will return the home in as close to the same condition as when you moved in. The Move-in Checklist that you submitted to Evernest at move-in will be used for comparison during our move-out process.
- Confirm you have shared your forwarding address to receive your security deposit check. If we do not receive your forwarding address, the check will be issued to your last address on file. If a check must be reissued, a charge for stopping payment and reissuing a check will be deducted from your refund.
- Note that any incomplete items may result in a deduction from your security deposit. All cleaning items are expected to be done professionally with receipts provided.
- Make arrangements to transfer all utilities and services to your new address. Please transfer all utilities out of your name by the first business day after the move-out inspection.
- Notify Evernest once you have secured the property and left the keys in the lockbox by emailing us at: communications@evernest.co
- Send your completed Move-out Checklist to communications@evernest.co
- Any outstanding rent/fees, repairs, repainting, cleaning/trash removal, or other expenses, outside of normal wear and tear, necessary to restore the home to its original condition may be deducted from your security deposit. Your deposit will be sent to the forwarding address you provide, following the guidelines of the Uniform Residential Landlord-Tenant Act in your state.
- Security deposits are returned with your deposit disposition letter. Once we receive keys to the property, we will complete our move-out inspection and allow for reasonable accounting processing time. To inquire about the status of your deposit, email us at communications@evernest.co
- It is important to keep your home looking its best for prospective future residents. Please note that we may also place an Evernest sign in the front yard prior to your move-out.
- We will not send prospects by to see the inside of your home without previously scheduling any showings with you in a timely manner. We will inform any prospective residents that the home is only available for move-in after the date you have provided on your notice to vacate and can only be viewed if arranged with you through Evernest. Again, we will not send people over to knock on your door and attempt to see the inside of your home without your permission.
