MULTIPLE LISTING CONTRACT SCHEDULE "A"
Listing brokerage remuneration will be limited to the $997 (+applicable taxes) - the HomeFree listing package.
Acknowledgment of non-representation:
This is a MERE posting. In a MERE posting, the listing brokerage role is to post the property on the MLS platform, making it visible to potential buyers and other real estate professionals. Sellers retain responsibility for listing information, showing the property, negotiating offers, and the offer to purchase.
Listing brokerage does not represent seller. Listing broker does not hold deposit monies and does not convey. A buyers agent if any, is to negotiate directly with seller for a fee agreement, if any.
Services provided by the brokerage:
Posting on the local real estate board MLS system to maximize visibility to potential buyers.
Amendment of listing. Brokerage will assist in amending the listing as needed to reflect any changes or updates to the property information.
Providing information to the MLS system. We will provide relevant information about the property to the MLS system, ensuring accuracy and completeness of the listing based on listing input provided by the seller.
For sale sign. Brokerage will provide a for sale sign to be displayed on the property, attracting prospective buyers.
These services are limited to the scope above and not include additional services such as negotiation, legal advice, or full representation.
Seller acknowledges and agrees to the following:
The brokerage does not assume responsibilities for retaining deposit monies or for collecting any agreed-upon remuneration between the seller and the buyers agent if applicable.
The brokerage does not handle the conveying documents to the lawyers. It is the seller's responsibility to manage these documents.
Brokerage will not assume responsibilities for listing data provided by the seller.
The seller agrees to show the property as requested by other real estate professionals.
Seller Consent:
The seller consents to the brokerage advertising the property by publishing the listing price, street address, and property along with details. The seller instructs the brokerage to display their telephone number on the MLS listing so the seller can be contacted directly The seller is obligated to disclose latent defects to the buyers if any exist. Reporting sale of property. The seller acknowledges the brokerages duty under MLS rules to promptly report status change the seller agrees to:
Notify the brokerage immediately upon accepting an offer, providing details as necessary.
Inform the broker immediately upon condition removal.
The seller commits to providing accurate property information to maintain consistency across platforms. They agreed to indemnify the brokerage for late reporting charges and fines due to inaccurate information provided by the seller.
Confidentiality: the brokerage pledges to maintain confidentiality regarding all information concerning the listed property.
Representation: our services are limited to posting, the brokerage commits to representing your entrances with integrity and professionalism. Our representation includes representing your property on the MLS service platform.
Electronic signature: The seller allows the brokerage electronically regarding the service, including collecting listing input information, listing contract, identification. This includes communication via email to the sellers provided email address. This covers acceptance of this contract, notifications aboutthe service, payment, authorizations, and other relevant matters. If required to provide certain communications or records written, the seller agrees to receive them electronically. This must be initialled by all parties to the agreement
THIS LISTING CONTRACT MEANS AND INCLUDES THIS AGREEMENT AND THE SELLER'S PROPERTY DISCLOSURE STATEMENT (WHEN ATTACHED AND SIGNED BY THE SELLER): Seller acknowledges having read and understood this Contract; that it accurately describes the agreement with the Listing Brokerage; and that a copy of it has been received by the Seller this date. Where the Seller is comprised of more than one party, the obligations under this Contract of each and every party comprising the Seller shall be joint and several.
