THE SCOPE OF THE VISUAL INSPECTION

This inspection is a reasonable effort to disclose the conditions of the house based on a visual inspection of those systems, structures and componenets of the property exposed to view and apparent as of the day of inspection. The goal is to identify defects requiring an additional expense over the short term and to provide the purchaser with a better understanding of the existing conditions of the house within the OAHI scope of inspection, which is included in this report.

These OAHI standards of practice are not building code or by-laws standards but set out inspection seteps. This inspection is not guaranteed or warranted.

Any person or party who chooses to rely on this report for any reason or purpose whatsoever without the express written consent of the inspector does so on their own risk and by doing so without prior written consent of the inspector waives any claim or error of deficiency in this report. The contents of this report is prepared for the client's information only.

1. Castlerock Home Inspection will try to identify material deficiencies in the property you are considering purchasing. It is important to unedstand that  this is a visual inspection only.  Your inspector is only a "generalist" and is NOT acting as a "specailist", licensed engineer, or expert in any specific trade or craft. THE HOME INSPECTOR HAS NO RIGHT TO DISMANTLE OR EFFECT PERMANENT CHANGE ON THE PROPERTY. The inspection is NOT technically exhaustive and is NOT a substitute for obtainting specialized evaluation of any particulat component, unit or feature of the structure, nor is it a home warranty guarantee, insurance policy or substitute for a property disclosure statement:

2. Castlerock Home Inspection is excluded from any liability other than the initial cost of the inspection, as is indicated in this contract. In case of a dispute Castlerock Home Inspection has the right to visit and reinspect the site prior to any repairs. Any and all claims arising from the inspection, or any report or video produced in connection with the inspection, shall be presented within one year from the date of the inspection and that Castlerock and its employees, representatives or agents, including inspectors, shall have no liability for any claims presented thereafter. Please initial in the space provided, confirming you have read, understand and accept the foregoing exclusion of liability.

This inspection WILL NOT address environmental issues, including, but not limited to, the existence, competence or performance of fuel or water storage tanks or the existenace of asbestos, mould, fungi, radon gas, lead paint, urea formaldehyde, toxic or flammable chemicals, water or airborne illness or disease and any latent leakage of any variety.
