  • To initiate the lease approval process, please complete and submit this form. A non-refundable processing fee of $150.00 will be assessed to the homeowner’s account upon submission. Our goal is to return approval within 48 hours; however, please allow up to 5 business days for guaranteed processing.

    Adding additional tenants to security, call box and TownSq at a later time will incur additional fees.

      Unit Owner must notify the board or Management Company of each renter PRIOR to the move in date to allow time for the Association to review Owner’s Account status, completion of leasee acknowledgements, pet registration and ensure lease conditions described below have been met.  

      A unit owner who is delinquent in paying assessments may not lease unit

      A tenant has the right to use the Common Elements in the same way as other Unit Owners; the Owner of the leased Unit has no such right, except as a guest.

      All approved tenants will be enrolled in Townsq and callbox. Only Adults that are living on property may have callbox access. 

      Tenants must be provided up to date LOFTS Form of Rules and Regulations

      Owner is responsible for:

      Violations and Damage incurred by their tenants and their guests.The Board shall evaluate damage complaints and notify the unit owner in writing and may direct them to make the necessary repairs, replacement, or removal at the owner's expense. If the owner fails to act within fifteen (15) days of the date of the notice or fails to reach an agreement in writing with the Board about the cost of the repairs or the means to remedy the damage, the pet owner must immediately and permanently remove the pet from the Condominium Property. Failure to remove the pet will result in additional fines to be determined by the board. The owner's payment of any fees or cost under this Section is not in lieu of any independent right of action that the complaining resident may have against the pet owner. The Board may establish additional procedures for addressing complaints about pets.

      Any Utility expense incurred in the unit. Baton Rouge Water Company Bills must remain in owners name. Unpaid utility bills, regardless of whose name the account is under, charged to the LOFTS Master account will be charged to the unit with appropriate fines.

      The Unit owner agrees to indemnify defend and hold harmless both the Lofts at Perkins Rowe Homeowners Association from any loss or liability or loss associated with the presence or actions of tenant, tenant guest or tenant pet on condominium property.

      A copy of the declarations page of the homeowners policy listing Lofts at Perkins Rowe as an Additional Interest and adequate dwelling coverage and personal property coverage is required. A copy of Renters insurance showing proof of Personal Property and liability insurance is required if unit homeowners declaration page does not show proof of Personal Propery coverage and Libility.

    • Lease Approval Overview

      The Lease Approval process ensures that all required lease terms are included, that the unit owner is eligible to lease their unit, and that the tenant has acknowledged the community rules and regulations. This process supports a smooth transition for tenants and helps ensure the safety, communication, and compliance standards of the Lofts community are maintained.

      To complete this request, you will need:

      • Signed copy of lease agreement-Lease holder MUST Live in the Unit
      • Signed copy of addendum (download link below)
      • Current copy of declarations pages of insurance policies
      • Names and contact information and ID of each person living in the unit.
      • Pet information if applicable
      • Tenant Credit report

      *The board will reach out after submission if proof of dryer vent cleaning will be required- Most units had this done as part of spring maintenance.

       

      -Please advise your tenant to respond quickly to Lofts email requesting they submit the linked Lofts Pool Rules Acknowledgement Form ASAP so we can confirm contact information. Lease can not be approved without confirmation for each adult -- 

      Once a lease is approved:

      • Security is notified that the tenant is authorized to access the building and will open bay door for them if requested. 
      • Security is also authorized to collect, hold and distribute packages on behalf of the tenant.
      • Tenant will be added to Callbox
      • The tenant is enrolled in TownSq Tenant, which allows them to:
        • Receive important building alerts (e.g., water outages or maintenance updates)
        • Register pets with the association
        • Access and interact with the community portal

  • If your prospective tenant’s credit score is below 700, please provide supporting evidence demonstrating their history of reliability, stability, and good conduct to assist the Board in evaluating a possible waiver.

    Examples of acceptable supporting information include:

    • Verified long-term employment (letter or pay verification)
    • Verified homeownership or prior lease in good standing
    • Professional or personal reference confirming reliability and compliance
    • Proof of resolved credit issue (e.g., medical debt, divorce, or dispute documentation)
    • Veteran or active-duty military designation (Louisiana driver’s license “Veteran” indicator acceptable)
    • Other supporing facts or circumstances (experience living in HOA community, etc).


    The purpose of this review is to confirm the tenant’s demonstrated responsibility and compatibility with community standards. The Board may approve a waiver only when documented evidence supports that the applicant poses no community risk.

    Each resident in the unit must annually submit a signed copy of the current Pools Rules Acknowledgement Webform.  Lease renewal is not granted without this on file.  A webform is sent to each email submitted in this form upon submission. 

     

    YOU MUST ENTER NUMBER of TENANTS To see fields for additional tenants- Additional tenants will not get required forms if not entered.

  • Pet Registration Forms will be emailed to the tenants listed below. A copy of the completed pet forms will be forwarded to the email listed as the primary contact above. Completion of a webform for each Pet is a requirement for Lease Approval. 

  • Only 2 callbox spaces per unit. Minors are not permitted to have callbox access.
