    🔹 Processing Fee
    A non-refundable $150 fee will be charged to the homeowner’s account upon submission.
    If a waiver is requested, an additional $50 fee will apply.
    Lease Score waivers are automatically generated.
    ⏱ Review Timeline
    Requests are typically reviewed within 7–10 business days.
    Expedited review may be available for an additional fee.
    🔔 Important Notes
    Adding tenants later (to the security system, call box, or TownSq) will incur additional fees if they are not included in the original submission.

    • Leasing related violations are Class B/C Violations.

      All leasing violations are Class B or C under the enforcement policy.
      The unit owner must notify the Board or Management before the tenant’s move-in date. This ensures time to:

      Review the owner’s account for delinquency,
      Confirm leasee Pool Rule acknowledgements and pet registration
      Verify lease conditions.


      ⚠ Leasing Eligibility and Access

      • Delinquent owners may not lease their unit.
      • A signed lease addendum is required with all lease agreements.
      • The tenant, not the owner, has access to Common Elements.
      • Only adult residents may be granted call box access.
      • Tenants must receive the most current copy of the Lofts Rules and Regulations.
    • Owner Responsibilities
      Violations and damage caused by tenants or their guests are the owner’s responsibility. The Board may require:

      • Repair, removal, or replacement within 15 days.
      • Failure to comply may lead to fines or, in pet cases, removal of the pet.

      Utility obligations:

      • The owner maintain pay all utilities between tenants.
      • Baton Rouge Water Co., which must remain in the owner’s name.
      • Unpaid charges affecting the master utility account may result in fines.

  • 💳 Tenant Credit Score

    • Required Minimum: 700+
    • If the prospective tenant’s score is below 700, provide a written explanation and supporting documentation (e.g., rental history, income verification, references) for Board consideration. 
  • 📌 What to Submit for a Credit Score Below 700

    Your prospective tenant’s credit score is below 700, a waiver is required, please provide supporting evidence demonstrating the tenants history of reliability, stability, and good conduct to assist the Board in evaluating a possible waiver.

    Examples of acceptable supporting information include:

    • Verified long-term employment (letter or pay verification)
    • Verified homeownership or prior lease in good standing
    • Professional or personal reference confirming reliability and compliance
    • Proof of resolved credit issue (e.g., medical debt, divorce, or dispute documentation)
    • Veteran or active-duty military designation (Louisiana driver’s license “Veteran” indicator acceptable)
    • Other supporing facts or circumstances (experience living in HOA community, etc).

     

    🔍 Board Review Purpose
    This review is not automatic approval. Its purpose is to determine whether the applicant:

    Has demonstrated a track record of responsible tenancy, and
    Does not pose risk to community standards or safety.

  • 💳 Tenant Vehicles

  • 🚫 Note:

    • Oversized vehicles are not permitted in the garage.
    • A waiver is required for tenants to have more than 2 vehicles allowed in garage
    • All tenant vehicles must display a Parking Permit on the lower right corner of the windshield.
    • Replacement tags are available for a $35 fee.

    For Package Notification and Callbox
  • Enter email and phone number for each tenant. These are required for Tenant eegistration in TownSq, package notification and callbox access.

    Each resident in the unit must annually submit a signed copy of the current Pools Rules Acknowledgement Webform.  Lease renewal is not granted without this on file.  A webform is sent to each email submitted in this form upon submission. 

     

    YOU MUST ENTER NUMBER of TENANTS To see fields for additional tenants- Additional tenants will not get required forms if not entered.

  • Pet Registration Forms will be emailed to the tenants listed below. A copy of the completed pet forms will be forwarded to the email listed as the primary contact above. Completion of a webform for each Pet is a requirement for Lease Approval. 

  • Only 2 callbox spaces per unit. Minors are not permitted to have callbox access.

  • As Per the Declarations and Bylaws of Lofts at Perkins Rowe, The Unit owner agrees to indemnify defend and hold harmless both the Lofts at Perkins Rowe Homeowners Association from any loss or liability or loss associated with the presence or actions of tenant, tenant guest or tenant pet on condominium property.
    Homeowners are responsible for violations and damage incurred by their tenants and their pets. The Board shall evaluate damage complaints and notify the unit owner in writing and may direct them to make the necessary repairs, replacement, or removal at the owner's expense. If the owner fails to act within fifteen (15) days of the date of the notice or fails to reach an agreement in writing with the Board about the cost of the repairs or the means to remedy the damage, the pet owner must immediately and permanently remove the pet from the Condominium Property. Failure to remove the pet will result in additional fines to be determined by the board. The owner's payment of any fees or cost under this Section is not in lieu of any independent right of action that the complaining resident may have against the pet owner. The Board may establish additional procedures for addressing complaints about pets.
