    Before you begin this application, we highly recommend gathering the documents that are listed below. The highlighted items are required to be uploaded into this application:

    • 30 days of your most recent paystubs/proof of income from all income sources
    • A copy of your job offer letter (if applicable)
    • A photo of your driver's license or ID
    • A picture of your pet(s)  (if applicable)
    • Proof of pet's rabies vaccination (this can wait until day of move-in, if applicable)
    • Your vehicle's license plate # (if applicable)
    • The dates of birth and social security numbers for everyone who will be living in the apartment.
    • Application fee proof of payment. Application fees are $60 for every adult over 18 years old.  If you are married, your discounted application fee is $100 for a shared application.  The steps for how to pay and submit your application fee will be detailed towards the end of this application.  They can also be paid in person via cashier's check/money order inside our Welcome Center. 

    For protective legal reasons and out of sensitivity to other applicants, we will not be able to run your application until we have all required documents.

    Important Legal Disclaimer:
      All applicants/lease holders must be 18 years or older, and all occupants 18 years or older will be required to be on the application.
    Each applicant must complete their rental application in its entirety and all information provided must be true, accurate and complete, as well as verifiable.

  • RENTAL APPLICATION QUALIFICATIONS AND REQUIREMENTS

  • Criminal Background & Credit Report: A credit and background report will be obtained for each applicant and sent to our corporate office for review.

  • Rental History: Prior rental history must be listed. Please provide a minimum of 2 years verifiable residency history. We will contact previous landlord(s) for rental verification(s), therefore prior landlord contact information must be provided on your rental application.

  • Employment History & Income Verification: Current and/or previous employment must be verifiable We will require documentation for at least 1 month of income statements via pay stubs.  In certain circumstances, we may accept the most recent year's tax returns, offer letter or a letter of employment provided by your employer. We will contact your employer for an employment verification, therefore contact information for your employer must be provided on your rental application.

  • Income Requirements: Applicant(s) total household income must be at least 3 times the amount of monthly rent before taxes If you will be using a co-signer, the co-signer will also need to meet the rental qualifications as their name will be on the lease.

  • Identification Requirements: All applicants are required to provide a copy of at least one of the following forms of identification: valid driver's license, state identification card, passport, or other forms of legal ID.

  • I certify that the above information is true and correct. I hereby authorize ARE LLC to complete a background and credit check and make any inquiries deemed necessary to evaluate my tenancy and credit standing and to obtain my consumer credit report which will appear as an inquiry with the credit reporting agency. I also understand that in the event that I choose to pay a security deposit to hold a property for a given time before occupancy (and later determine that I do not wish to occupy the property) my deposit will be forfeited.  I further understand that the application fee is not deposit of rent and will not be applied to future rent or refunded even if this application is declined. I understand that any move-in special I may be eligible to receive is contingent upon the fulfilment of the full lease terms.  If for any reason the lease is terminated or I choose to vacate the premises before the completion of the terms, then l agree to repay the full amount that l receive as a move-in special.

    1) If using a mobile device:

    • Later, use a computer to follow the steps below and send proof of payment to clarksvillemgr@gmail.com. Your application won't be processed until the fee is paid.

    2) To pay the fee on a computer or laptop:

    • Click the link for the apartment complex you're applying for to go to the payment portal.
    • If unsure of the property, click any link and notify us in the caption.

    3) Payment Process:

    • Open the link in a separate tab.
    • Create an account, follow the prompts, and select "pay application fee" from the dropdown menu.
    • The fee is $60 for adults 18+ or $100 for married couples.

    4) Other Payment Options:

    • In-person money orders are accepted at our Welcome Center, 124 Ballygar Street, Suite M, Clarksville, TN 37043 (Monday-Friday, 10am-5pm).
